Ranch and New Traditional-style homes fill the community

With commercial and industrial developments filling the northern half of the community, most of Downtown Rowlett's homes are located toward the southern end of the neighborhood within a series of different subdivisions. Ranch-style homes built during the mid-to-late 20th century line most of the community and sit close together along wide streets with neat sidewalks. These homes typically sell between $200,000 and $600,000. Several New Traditional and contemporary-style homes are also available on the east side in established subdivisions, like the gated Lake Forest Estates subdivision, which has a monthly homeowners association fee of around $120. These tend to sit on slightly larger lots, and can range from $700,000 to $900,000, depending on size and condition.

Outdoor recreation includes trips to Lake Ray Hubbard and local parks

Short trips lead directly to the shores of Lake Ray Hubbard, which Tesha Shannon, a Realtor with Keller Williams Texas with five years of experience in the region, notes is a main attraction of the area. “The scenery is beautiful,” she says. “Fishing and kayaking are popular, and there are clubs where you can rent a boat for the day. The lake is why I moved to the area.” Nearby Paddle Point Park on Miller Road offers a kayak launch, and John Paul Jones Park, a couple of miles south, has a public boat ramp. Herfurth Park offers a range of outdoor activities, including tennis courts, baseball diamonds and an outdoor roller hockey rink. Pecan Grove Park on Main Street is known for its large playground. The green space is also home to the Rowlett Community Center, which hosts year-round programming, and Rowlett Wet Zone. This outdoor water park stays busy throughout the summer season.

A long-list of stores and restaurants are a quick drive away

Highway 66 borders to the north and is the main shopping and dining corridor. The stretch offers a selection of fast-food restaurants and locally owned eateries like Valentino’s Ristorante Italiano. Rowlett Café, a frequented breakfast spot, is another favorite among locals. “We drive into Rowlett just to go there,” Shannon says. The highway is also home to grocers like Aldi and Sprouts Market, alongside several big-box stores, including Walmart Supercenter and Target.

Rowlett High School offers career and technical education

Garland Independent School District serves students in the neighborhood. “It’s school choice, so they get to choose where to go and are not tied to a specific school,” Shannon says. Rowlett Elementary School earns a B rating from Niche, and Caye Middle School has a B-minus. Rowlett High School earns a B-plus and offers career and technical education, with specific courses including Health Science, Information Technology and more.

The neighborhood hosts an array of annual events

Downtown Rowlett is the hub for citywide events. Residents gather along Main Street in early December for Holiday Main St Festival & Parade. The annual event includes a themed parade, holiday market, tree lighting, live music and several other seasonal activities. Rowlett Earth Day Celebration takes place the weekend of the holiday at Rowlett Community Centre. Attendees can expect live music, food trucks and a series of booths centered around the environment and conservation.

Major roadways and DART's Blue Line support commutes across the region

Route 66 borders the neighborhood’s northern edge, leading 5 miles west into Garland and into the communities on the lake’s eastern side. Interstate 30 is accessible 6 miles south, connecting locals to Downtown Dallas, roughly 20 miles southwest. Downtown Rowlett Station sits along DART’s (Dallas Area Rapid Transit) Blue Line, which offers 35-minute rides into the city. Dallas Love Field is situated 27 miles southwest, and Dallas/Fort Worth International Airport sits 40 miles west. Baylor Scott & White Hospital is closer to home, 4 miles away.
