Surrounded by mostly farmland neighborhoods, Ruscombmanor is the heavily wooded exception. While some historic homes still sit on tillable plots, most new homes sit on a few acres in the small pockets of developments hidden among the trees. Playgrounds, pools and intricate landscaping are popular on the well-manicured lawns of Colonial Revivals and modern Craftsman mansions. "There are many roots to what we call the Pennsylvania Dutch in the area who came here in the 1700s," and one can see the German roots in the names of many parks and landmarks of Ruscombmanor. Buyers looking for established homes on large properties can also buy $1 million rustic farmhouses that feature detached garages, barns, workspaces, and covered spaces for cattle.

Receiving a 4-star rating from Golf Digest, Golden Oaks Golf Club is the place to get a round in. The Shoppes at Woodside is one of the few small plazas in Ruscombmanor with locally owned restaurants. One of the few units is the go-to spot for fresh pizza in the area, Zola's Pizzeria. This 4.8-star restaurant has exclusive specialties such as pizza sandwiches, pan pizzas, and spaghetti-stuffed pizzas. Boyer's Food Market is the in-town grocery stop, while prominent grocer names like Sam's Club and Walmart sit just a few miles west. Pet Smart, Target and Ross are nearby in Tuckertown, next to familiar fast-food options like Panera and Chick-fil-A.

Highly ranked school district
The B-minus Oley Valley Elementary and B-rated Oley Valley Middle School share the same parking lot, making drop-off for families with multiple kids a breeze. Only a mile east is Oley Valley High School, which received a grade of B-minus on Niche.com. While the schools are not known for their diversity, they have a high graduation rate and above-average proficiency in reading and math. The school district was recently rated eighth among the best districts in Berks County, PA.

"The town itself is rural but is close to all the action," Oswald says. "The Reading Fightin Phils, a AA professional baseball team, and the Reading Royals, a professional hockey team, play downtown." For in-town events within the small community, the Ruscombmanor Volunteer Fire Co. hosts bingo, line dancing and town-wide fundraising events.
A hideaway for city commuters
This neighborhood is highly car-dependent, with little-to-no sidewalks in Ruscombmanor and a bike and walk score of 1. Commuters rely on Route 12 to travel the 11 miles to Reading or Interstate 422 for the 60-mile drive to Philadelphia. The small Lehigh Valley International Airport sits 45 minutes northeast, while Philadelphia International Airport is just over an hour southeast.
