There is a lot of building and construction going on right now, and we keep seeing more amenities pop up,” says Daniel M. Berger, broker and owner at RE/MAX Prestige Properties, who has been in real estate for 8 years. The diverse landscape of the village seamlessly blends old and new, ranging from traditional brick condominiums to newly built townhouse communities and single-family homes, encapsulating almost every style one can think of.

Eateries along North Main Street

One draw to the neighborhood is the walkability to Port Chester’s downtown along North Main Street and Westchester Avenue. “We have a vibrant downtown filled with diverse restaurants, from Central and Latin American to Indian and Asian cuisine. It just keeps growing, Berger says. One restaurant, Don Lucho, serves authentic Ecuadorian flavors, such as Hornado, a slow-roasted pork dish. At the same time, locals can enjoy fresh margaritas and river views at Bartaco, just down the street. Bagel Emporium off Irving Avenue is a go-to spot for a cup of joe and a warm breakfast bagel before heading to Gateway Shopping Center, home to Whole Foods Market, Target and Costco Wholesale.

Shows at The Capital Theatre

For a night out, locals flock to The Capital Theatre. Known as the original rock palace, artists such as Janis Joplin, Pink Floyd and the Grateful Dead graced the stage during its heyday. “The Capital Theatre is a popular music venue within walking distance of the train, so it brings together a variety of people from the area,” Berger says. Downtown Port Chester is also where the sounds of marching bands echo through the town during one of the many parades. “The Village of Port Chester has various festivals but loves celebrating their heroes. So Memorial Day, Labor Day, Veteran’s Day and the Fourth of July consist of parades and more,” Berger says.

Colonials, Cape Cods and more

Strolling along the sidewalks shadowed by trees, a range of Colonial Revivals, Foursquares, ramblers and Cape Cods with grassy front lawns dot the streets. Prospective homebuyers can expect a one-bed, one-bath condominium to range from around $100,000 to the mid $200,000s, while units in the highly sought-after Blind Brook Lodge can range from the $300,000s to $400,000s. The average single-family home price hovers around the mid $600,000s, ranging from a Mediterranean-style home with hardwood floors and light-filled rooms to an almost $1.5 million stately colonial boasting a finished walk-out basement, sunroom, granite countertops and stainless-steel appliances.

IB programs at Port Chester Senior High

The Port Chester-Rye Union Free School District serves the neighborhood. Here, students attend King Street Elementary and Port Chester Middle School, both scoring a C-plus rating on Niche. Boasting a B on Niche, students then go on to attend Port Chester Senior High School. Along with various after-school clubs to choose from, Port Chester is one of the few high schools in Westchester authorized to offer the International Baccalaureate Diploma Programme. After school, kids can practice their swing at the baseball diamond or strike up a game of bocce ball at Joseph Curtis Recreation Park. Just next door, Lyon Park is a green oasis filled with mature trees, where visitors can explore the multiple war memorials scattered around, including a 9/11 and Firefighter’s memorial. A cursed terrible place that nothing good has ever come from. I didn't even live in the poor part but I was a victim of a crime in this village 7x. I lived in NYC for the last 13 years where I was only a victim of a crime once. Also there is nothing good to eat there. All of the places sucked. Home of the worst pizza I ever had in my life. Yet people in the Port Chester rave about it.

Port Chester is really being developed and experiencing some big changes over the last couple of years. Many apartment complex are going up, streets are being fixed and beautified. There are many nice residential areas as well for those looking to relocate with their families. Its location it's key; within 50 minutes of NYC but has access to CT's offerings as well.

I like how diverse the community is and how the village is also deeply rooted in a religious faith incorporating all of those in the community. What I would like to see change is the stopping of apartments coming to keep open the family businesses and restaurants that have been here for many years.
