Central Sacramento, a convenient neighborhood
Central Sacramento offers residents access to nearby dining and outdoor recreation. Residents of Central Sacramento primarily occupy townhouses, condos and early 20th-century single-family homes in New Era Park. “I’d describe it as a community in transition,” says Realtor Kelli Griggs, who owns Navigate Realty and has sold homes in the area. “Its main draw is that residents still have access to more desirable areas like Midtown and East Sacramento, but New Era is just so much cheaper and there are more homes for sale.” The neighborhood is close to one of Sacramento's largest parks, several bus stops and a light rail station.
Renovated classic homes
“Listings in Midtown and East Sacramento are almost always bought up immediately for about $1 million-plus, but in New Era, houses stay on the market for longer and usually sell for around $700,000,” Griggs says. “So, with less inventory in Midtown and East Sacramento, we see more homebuyers renovating older homes in New Era.” Most houses are located south of the railroad tracks running through the community. A two-bedroom contemporary-style townhome built in 2010 sells for $495,000. Homebuyers can purchase a two-bedroom 1890s wood-sided bungalow for $675,000. A 1920s brick-exterior A-frame sells for $680,000. A three-bedroom early-20th-century bungalow sells for $740,000.

Children can walk to Washington Elementary School, which has a B Niche rating and a 23-to-1 student-teacher ratio. Miwok Middle School has a B-plus Niche rating and a 25-to-1 student-teacher ratio. Many teens move on to C.K. McClatchy Senior High School, with a B-plus Niche rating and an 89% graduation rate. The high school offers a slate of Advanced Placement classes. Central Sacramento is about 3 ½ miles from California State University, Sacramento, with about 28,700 undergraduate students.

The residential zone borders Sutter’s Landing Park, a 167-acre greenspace with a dog park, basketball courts, bocce ball courts and a skate park. Sutter’s Landing is also the entryway to the American River Parkway, which stretches for 32 miles along the river. When visitors are ready to cool off, they can take a dip at Sutter’s Landing Beach. Leland Stanford Park, less than half a mile from Sutter’s Landing Park, is a 3-acre space with a picnic area, a baseball diamond and soccer fields.

Nearby restaurants and shopping
About 1 ½ miles away, Capitol Café & Bistro serves residents filling dishes like breakfast burritos and roasted chicken paninis. Homeowners are within walking distance of several dining options. Pine Cove Tavern is popular for its classic cocktails, hot wings and karaoke. Folks visit Taqueria Jalisco when they have a hankering for tacos and salty margaritas. New Roma Bakery is a local staple for its trademark red neon sign and glazed pastries. Residents drive to Compton’s Market to buy their own cooking ingredients. People drive about 1 ½ miles south to Midtown for retail clothing options like Macy's, Sugar Shack Boutique and Shehnai Bridal Boutique.
A casino, live music and professional sports
Locals visit Capitol Casino along North 16th Street to play in daily poker tournaments and eat steaks at the restaurant. Half a mile south of Central Sacramento, residents visit Harlow’s to see live musical performances ranging in genre from jazz to punk rock. Dreamland Cinema on P Street shows indie, cult, international and arthouse films. Locals only travel 1 ½ miles to see the Sacramento Kings at the Golden 1 Center. People watch plays and live musical performances about a mile south at the B Street Theatre.

Getting around the area
Folks drive 2 ½ miles to the downtown via E Street and 15th Street. Residents are less than a mile from the Alkali Flat/La Valentina light rail station, which connects commuters to the rest of Sacramento. Sacramento Regional Transit operates a bus system with multiple stops along F Street. People take Interstate 5 about 14 miles northwest to reach Sacramento International Airport. San Francisco is 90 miles southwest via Interstate 80.
