Arden Manor has midcentury homes and recently renovated properties

Arden Manor is mainly made up of ranch-style homes from the 1950s, ‘60s and ‘70s with low-slung roofs and vinyl siding, though there are some newer infill properties. “Most are renovated or have additions, and every now and then, you’ll have original metal cabinets and interiors,” says Realtor Keith Erickson, the top seller in Arden Manor and a former resident of 27 years. “The houses sell quickly when they’re priced right.” Prices mainly range from the mid $200,000s to the mid $600,000s, with floor plans featuring between 900 and 2,000 square feet. Larger properties, especially those away from noisy roadways like Hurley Way and Morse Avenue, can range from the lower $700,000s to $1.1 million. “People care about busy streets like Watt Avenue,” says Holly Graham, a local real estate broker at Holly Graham Real Estate with over 15 years of experience in the area. “Anytime there’s a busy corridor, some people will want to stay away.”

There's lots of shopping nearby

Small shopping plazas sit along the major roadways that border the neighborhood. These mostly house grocery stores like Safeway, along with chain retailers like Ross, though there are also a handful of locally owned businesses. “Exotic Plant is a nice community store that a lot of people go to,” says Denette Steele, a Sacramento Realtor and broker since 2011. “They do classes on how to care for succulents and gardens.” Pavilions Shopping Center, just west, has a variety of upscale boutiques and restaurants.

Direct access to downtown for commuters

Downtown Sacramento is less than 10 miles away, accessible via state Route 160 or U.S. Route 50, although entrances to both of these are a couple miles away. The commute typically takes around 20 minutes, though it can stretch to a 45-minute drive during rush hour. California State University, Sacramento, a major employer in the region, is less than 5 miles away.
