Overall, the median price in Arden Manor is about half of neighboring Arden Park, and it’s one of the more affordable neighborhoods in eastern Sacramento. Three-bedrooms go between $290,000 and $660,000, and prices are largely driven by square footage. Accessible via Arden Way, State Route 160 can take commuters 7 miles into downtown Sacramento. This is a 20-minute route with normal traffic, and it doesn’t often clog during rush hour. Though most residents drive, the No. 84 bus runs along Watt Avenue and connects to the Gold Line light rail. On the north end, small businesses and car dealerships line Arden Way. More shops, selling everything from jewelry to comics, are southbound on Fulton Avenue — some of which are important to the neighborhood's community spirit. “Exotic Plant is a nice community store that a lot of people go to,” says Denette Steele, a Sacramento Realtor and Broker since 2011. “They do classes on how to care for succulents and gardens.” Local restaurants are scattered throughout this district, too. Abyssinia serves traditional Ethiopian food such as lamb stew, and just down the street, Field House American Sports Pub offers 28 beers on tap. At the corner of Fulton and Fair Oaks Boulevard, Loehmann’s Plaza Shopping Center features local chains and a Save Mart grocery store. Pavilions is a walkable outdoor mall close by, and it specializes in upscale shopping and dining. Shoppers can try Piatti Ristorante & Bar or Ruth’s Chris Steak House, then stroll over to Chico’s or Madam Butterfly. For an indoor mall, Arden Fair is just west and offers over 150 shops.Active parks and American River access
In the north, Deterding Park is the headquarters for the Arden Manor Recreation and Park District. Its community pool is open from June through August, and its community center hosts summer camps and volunteer days. In the south, Jonas Larkspur Park has tennis courts, soccer fields and a nature area; its pond was cleaned in 2023, so paths now have an improved view. Walkers and bikers can head 2 miles south to the American River Bike Trail, a 32-mile route that leads to uptown Sacramento. Alternatively, they might drive across the Howe Avenue Bridge and drop a kayak into the southern shoreline. Thomas Edison Language Institute is rated a C-plus by Niche, and most students enroll here for kindergarten through eighth grade. Students in the southwest can attend Sierra Oaks K-8, rated a B-plus, and this school hosts an annual Family Skate Night and Field Day. Whatever school they start at, Encina Preparatory High can be their next step: it’s rated a C, and its 1,100 students speak 21 languages. While Arden Manor stays pretty quiet, the Arden-Arcade 4th of July Parade livens up the summer. It starts on Fulton Avenue and ends at Howe Park, about 3 miles northwest of the neighborhood, and its floats compete for many different accolades. Titles include best in show, best decorated bicycle, best community group and more.
