Narrow sidewalks, front-yard fences and century-old trees are characteristic of Avondale. “It’s more private than other neighborhoods because it’s farther away from Stockton Boulevard retail,” says Sergei Kucher of Property Sales Group, who’s been selling in Sacramento since 2009. “You have less traffic to deal with.” While residents can enjoy that privacy and quiet, they still have access to busy employment hubs — namely, the warehouses east of Powerhill Road and the skyscrapers in downtown Sacramento. Community centers host events to support neighbors and local youth, and homes are more affordable than nearby zip codes. In the center of the neighborhood, homes with acreage have turned into family-run gardens, and residents can get fresh produce year-round.
Downtown via 65th Street and U.S. Route 50
Most people have personal cars since they’re close to major highways and enjoy an 8-mile trip to downtown. They can drive about 2 miles north on the 65th Street Expressway and hop onto U.S. Route 50 for the remainder. While public transit will likely be an hour longer, the No. 61 Bus runs along Fruitridge Road and connects to the Light Rail’s Blue Line.
Close to Stockton Boulevard restaurants, Florin shops
A mix of fast food and local spots, Stockton Boulevard is the place to eat. Ph? Saigon serves casual Vietnamese fare with hefty portions; less than a mile away, Happy Garden Sacramento offers dim sum under low-light chandeliers. More restaurants are south toward Florin Towne Center, and shoppers can also browse department stores such as Walmart and Petsmart. While grocery spots line this corridor, Bel Air and Welco Supermarket are the closest to the neighborhood, just north on Fruitridge Road.

Fun at Max Baer Park and community centers
The only park in Avondale proper, Max Baer Park features a soccer field, basketball court and a skate park. Its Elmo Slider Community Center has hosted small events such as writing workshops and CD release parties. South of the neighborhood, George Sim Park offers a public pool and additional sports fields, including a lighted baseball field. Its George Sim Community Center holds a monthly open gym and weekly Hot Spots. The latter is held every Friday night, and it gives youth a safe place for recreation, games art projects and movie nights. About 3 miles north of the neighborhood, Howe Avenue provides access to the American River, where nature lovers can bike, fish or kayak.

Ranch-styles with room for a garden
The Avondale subdivision was originally plotted in 1927, a small section of the current neighborhood. While these historic homes from the 1930s are still around, buyers can find builds from across the 20th century — and even new ones from 2023. Older homes usually have less square footage than their newer counterparts, but this area continues to be a center for investment. Plaster ranch-styles may look unassuming on the outside but are completely revamped on the inside, complete with fresh drywall and hardwood. In most cases, lots are bigger than neighboring Colonial Village but smaller than Fruitridge Manor; backyards are narrow but lengthy, with enough room for a garden. Three-bedrooms are between $280,000 and $520,000, and homes on the higher end have more renovations. Prices align with Colonial Village but are slightly costlier than Fruitridge Manor. “When people come to me wanting an affordable location, I tell them to buy in that zip code,” says Tracy Truong, a Sacramento Realtor since 2003. “The good part is that there’s no flood insurance required.”

Street food: Lemon Hills Farmers Market
On the south side of Avondale, one family has cultivated a garden of over six acres, and others grow veggies in the backyards. These green thumbs come together for the Lemon Hills Farmers Market almost every morning, and they sell their products at astoundingly low prices. Most veggie bundles are only a dollar or two; there are bucket deals on peppers, carrots and other veggies, too. Vendors shout out their bargains on both sides of Lemon Avenue, a friendly competition between neighbors.
Sacramento City Schools within walking distance
Students can start at Elder Creek Elementary, just south on Lemon Hill Avenue and rated a B-minus by Niche. Moving west on this street, Will C. Wood Middle receives a C-plus and was designated as a Superintendents Priority School in 2011. Because of this designation, the school gets additional staff and resources from the Sacramento City School District. Hiram W. Johnson High is about 2 miles north on 65th Street, and Niche also gives it a C-plus. Built in 2024, its new golf facility includes a putting green, chipping area, hitting bays and a bunker.

If you want to do something in Sacramento, it's best to wait for the Arena to be built. For now the downtown Sacramento scene seems to be the 20 something crowd which would be exciting and the way to go
