Still, the housing market is growing year over year as new employment opportunities are brought in. “A lot of housing is popping up, plus a hospital expansion to the nearby UC Davis Medical Center,” says Alma Santillan, who has worked at the nearby Colonial Theatre for 44 years. Locals are also close to retail plazas along Stockton Boulevard, which bisects the neighborhood. Local families enjoy plenty of playgrounds and parks, as well as proximity to the A-plus-rated West Campus High in the neighborhood’s southeast corner.
Ranch-style homes from the mid to late 20th century
Ranch-style homes and stucco cottages from the mid to late 20th century are found throughout Colonial Heights, many featuring attached two-car garages and covered front porches. Prices depend on how recently a property has been renovated and its size. Homes with 500 to 1,500 square feet range from $200,000 to $550,000, while those with 1,500 to 3,800 square feet range from $350,000 to $750,000. Craftsman homes from the early 20th century are clustered in the neighborhood’s northeast corner, ranging from $150,000 to $550,000, depending on the home’s condition. A few duplexes built between 1920 and 1960 are dotted around the neighborhood, offering vinyl exteriors and low-slung roofs. These properties typically range from $400,000 to $600,000. Across style and age, homes sit on small, square lots with wire, wrought iron or wooden fencing, shaded by a dense canopy of pine, cypress and magnolia trees.

Casual eateries along Stockton Boulevard and Fruitridge Road
Shops, eateries and small auto shops line Stockton Boulevard, which bisects Colonial Heights. Santillan describes Stockton Boulevard as “an active road, but efforts are being made to make it more pedestrian-friendly, with plans to expand the sidewalks.” Stockridge Plaza Shopping Center is home to a Foods Co. grocery store, Dutch Bros Coffee, and local casual restaurants like Pho Xe Lua, which offers Vietnamese food. A little north on Stockton Boulevard, Forgotten Bakery is known for its breakfast pastries and bagels, with counter service and plenty of outdoor seating. Further west on Fruitridge Road, JJ’s Fish & Chicken serves fried comfort food. In addition to restaurants and retail, Colonial Heights has many community gathering spaces, like the Saint Paul Church of Sacramento. Fruitridge Community Collaborative houses 23 local nonprofits, all working to support at-risk communities by connecting residents with job opportunities and promoting resources for local families. The Colonial Theatre, just north, hosts local and touring musicians, Cabarets, and other live performances.

The annual Colonial Parkfest, held by the Colonial Heights Neighborhood Association
The Colonial Heights Neighborhood Association holds the annual Colonial Parkfest in October at Colonial Park. The one-day free-admission music festival includes local bands on two stages, food trucks and local vendors.
Extracurriculars and nearby Sacramento public schools
Mark Twain Elementary is on the neighborhood’s east side, scoring a C from Niche. The school offers an after-school program where students play games, receive tutoring and have dinner. The B-plus-rated California Middle has over a dozen clubs, including Speech & Debate, yearbook and E-sports. Colonial Park, in the neighborhood’s northeast corner, is a central gathering place for locals, featuring two playgrounds for toddlers and older kids and a half-sized basketball court. The 5-acre Lawerence Park, on the south side, has a full-size basketball court and a playground surrounded by mature oak and sycamore trees. Those on the neighborhood’s north side visit Jack Davis Park, which has small toddler play areas. On hot summer days when the temperature rises above 90 degrees, residents can take a swim at the Fruitridge Community and Aquatic Center just south.

Commuting on Highway 99
Highway 99 is just west, leading less than 6 miles into downtown Sacramento. Dedicated bike lanes are found along Stockton Boulevard and 21st Avenue, and many Sacramento Regional Transit bus stops are scattered throughout the neighborhood. The UC Davis Medical Center, a major employer in this area, is about 2 miles north; construction is underway on a large expansion project that’s expected to bring thousands of new jobs to be completed by 2030. For broader travel, the Sacramento International Airport is about 17 miles away.
