Once a housing tract, now an established neighborhood
Built as a housing tract after World War II, most of Colonial Village was constructed in 1952. Military men and their families needed a place to stay after the war, and this neighborhood became one of those places pretty quickly. While the neighborhood has evolved since then, some of its original residents have stuck around. “You have a lot of first-time buyers, but some people have lived there for 40 or 50 years,” says John Leles, a Coldwell Banker Realtor since 1990. “You have a little more activity on Fruitridge Road, but as far as the homes, it’s nice and quiet.” Walking trafficless streets, residents can see how maples now tower over narrow sidewalks and street parking. Over time, cookie-cutter houses have been personalized, making them stand out from neighbors, and retail has popped up along Fruitridge Road and Stockton Boulevard. Most things are a short drive away, including downtown Sacramento.
One-of-a-kind ranch-styles from the 1950s
Since these homes were built as quick military housing, most floor plans are similar with three bedrooms, a living room, a bathroom and a kitchen. Exteriors often have monotone plaster facades and a couple of windows, another sign of their speedy construction. Reminiscent of a less-crowded city, front and back yards have room for dogs, gardens or playsets. Properties that have gone through multiple owners may have been fully renovated. Because of this, each home is different than the one next door. Even with common renovations, the median price here is about 10% less than neighboring Tallac Village and Colonial Village North. There’s usually less than a half-year’s supply, though, and the average property sells in about 25 days.

Expressway into Sacramento, buses and Light Rail
The 65th Street Expressway runs along the west side of Colonial Village, and it leads commuters to U.S. Route 50. This makes for an 8-mile trip into downtown Sacramento, so most people drive themselves. While this option takes about 20 minutes, public transit can take about an hour. The No. 61 bus operates along Fruitridge Road and connects to the No. 51 into downtown; the Light Rail’s Blue Line is an alternative connection, and the travel time is about the same. Besides being close to downtown, residents are 3 miles south of UC Davis Medical Center, Shriner’s Hospital and Sacramento State.
Power Inn and Fruitridge Roads, Stockton Boulevard
In the southeast corner of the neighborhood, the intersection of Power Inn and Fruitridge Roads serves as the closest commercial hub. Guadalajara Western Wear is a family-owned retailer for cowboy hats, boots and more; it’s down the street from Rock Mama Gallery, a metaphysical supply store that specializes in gemstones. Just south, El Cora Birria serves grab-and-go tacos in a convenience store setting, and Welco Supermarket has live seafood. A couple of miles west, Stockton Boulevard mixes fast food and locally owned restaurants in a drivable district. Ph? Xe Lua serves traditional Vietnamese fare in a casual setting, and Long Island Ice Cream serves triple sundaes that come with a little umbrella.

A greenbelt, community centers and the American River
The 21st Avenue Parkway is a mile-long greenbelt on the north side, running between the Colonial Heights Library and the Sacramento County Cemetery. After a long day of work, dog walkers flock to this path to enjoy a stroll amongst the trees. Next to the elementary school of the same name, Earl Warren Park has a soccer pitch and a skate park, and its dog park provides separate areas for small and large dogs. Max Baer Park is just south of the neighborhood and offers similar amenities, in addition to the Elmo Slider Community Center. This facility hosts small events such as writing workshops and CD release parties, and its Day of the Dead celebration features traditional Mexican dances. Nearby George Sim Community Center is another hub for activity, especially during its youth movie nights and monthly open gyms. About 3 miles north of Colonial Village, Howe Avenue opens access to the American River, and residents can bike, kayak or fish along the bank.

Nearby Sacramento City Unified Schools and IB-focused middle
Students can start at Earl Warren Elementary; it’s rated a B by Niche and ranks as their No. 14 standout elementary school for Sacramento. While this school is walkable from most homes, Umoja International Academy is 4 miles north, and it’s rated a B by Niche. Students can attend for grades seven through 12, and its curriculum prepares them for an IB Diploma Programme or Career-related Programme. Alternatively, Hiram W. Johnson High is 2 miles south of the neighborhood and receives a C-plus.

Lots to do in neighboring Tahoe Park
Residents are only 2 miles from Tahoe Park, a neighborhood to the north. “Buying in Colonial Village is a great way to be close to Tahoe Park without having to pay those bigger prices,” says Nick Gonzales, a Realtor with Elevate Realty Group. “You’ve got Sac City Brews and a shopping center right there. Tallac Loungue is where a lot of people hang out.” Just up 60th Street, the neighborhood's namesake park hosts a food truck fair every fourth Friday from March to October. The Tahoe Park Spook-Tacular brings a costume contest in October, too, and a hundred-plus homeowners open up their driveways for the Tahoe Park Yard Sale in April.
