Quiet suburb, close to industrial centers and the freeway
Colonial Village North maintains a quiet suburban vibe despite its proximity to industrial centers and train tracks on the neighborhood’s east side. “It’s a beautiful, quiet neighborhood, but still close to all the freeways and Sacramento State University,” says Wendi Reinl, local sales associate with Coldwell Banker. Commuters appreciate easier access to U.S. Route 50, about 6 miles from downtown Sacramento. Compared to the neighboring community of Tahoe Park, which has undergone a huge boost in demand in recent years, Colonial Village North offers similar styles of homes and a similar location at a lower cost. In addition to housing, there’s a pleasant neighborhood park in the heart of the community and many casual eateries within a mile or two.

Craftsman bungalows and midcentury homes shaded by mature trees
Craftsman cottages from the early 1900s can be found in the neighborhood’s northwest corner, while the rest of the community features ranch-style homes and new traditional bungalows from the latter half of the 20th century. Most homes built since the 1950s feature prominent attached garages, overhanging roofs and minimalist vinyl or stucco exteriors. Streetscapes are shaded by a diverse, densely planted array of mature trees; magnolia trees shift colors throughout the fall while tall palm trees tower over the sidewalk. The housing inventory in Colonial Village North is similar to that of the neighboring community of Tahoe Park. However, while prices in Tahoe Park have been rising with demand in recent years, prices in Colonial Village North remain competitive in comparison. As Sergei Kucher, local real estate agent and founder of Property Sales Group, says, “You get a discount for not being in Tahoe Park, but still the Tahoe Park feel.” Depending on the home's condition, Colonial Village North properties range from $300,000 to $700,000. Multifamily properties with rental potential range from $800,000 to $1.3 million, depending on how many renal units it has.

Shaded playgrounds at Bean Jr. Memorial Park
Bean Jr. Memorial Park is the neighborhood's only greenspace, featuring volleyball courts, picnic areas and a playground. In the hot California summers, which often rise above 90 degrees, locals are thankful for the large awning that shades the playground and the wooden pavilion that shelters many of the picnic tables. The park also has a community garden with compost bines and 31 garden plots. Granite Regional Park is less than 2 miles away, with a large skate park and a lake for fishing.
