Suburban Del Paso Heights was the site of a thoroughbred horse breeding farm, home to California’s first Kentucky Derby winner, Ben Ali. Now, the neighborhood about 9 miles northeast of downtown Sacramento is a community of 41,000 residents and zero horses. Many of the neighborhood’s single-family homes sit close together, while others are spread out on larger lots. “Some folks own more land out here,” says Mark McDonough, Realtor with Coldwell Banker Realty who has 11 years of experience selling in the area. “I once sold to a family here who started a cactus farm on their property.” Interstate 80 borders the neighborhood to the north, and greenspaces and shops are just a few miles away. Nearby houses of worship include Hmong Family Community Alliance Church, Allen Chapel AME Church and True Holiness Church of God.

Homes here are mostly ranch-style houses built between the 1940s and ‘90s. Set along narrow, sidewalk-lined streets, these three-to-four-bedroom homes typically feature front- or side-gabbled roofs, well-manicured yards and driveways with or without garages; front and backyards are enclosed by chain-link or wooden, shadowbox fences. Square footage and lot sizes determine prices here. Homes between 750 and 1,600 feet on lots of up to an acre range from $230,000 to $460,000. Duplexes with up to five bedrooms and detached garages sell for between $400,000 and $565,000, while vacant lots of up to half an acre range from $53,000 to $180,000.

Restaurants and grocers sit inside the neighborhood. To the east, locally owned Tori’s Place is a counter-serve eatery specializing in gumbo and fried chicken, served inside a trellis-enclosed dining room adorned with African artwork. Del Paso Heights is bordered by Interstate 80 to the north. Interstate 5 (also known as the West Side Freeway) sits about 5 miles west and leads to downtown Sacramento. Bike routes run along main thoroughfares like Grand and Altos Avenues and Marysville Boulevard, while Sacramento Regional Transit buses stop along Grand Avenue. Mercy San Juan Medical Center is about 9 miles northeast, while Sacramento International Airport sits 12 miles northwest.

Every September, the Lincoln Village Community Park, 13 miles southeast of the neighborhood, hosts Barktoberfest (formally called Doggie Day in the Park). There's a lot of crime and if you look up Megan's law there's a bunch of sex offenders registered here more then any other neighborhood in sac. I didn't grow up here but I bought a house 4 years ago here and it's not Compton but it's still a bad area. There's a lot of gangs and drug addicts. Not everyone is bad though there's people who want to improve the neighborhood but unfortunately there's not a lot of opportunities here.

I have lived in Del Paso Heights my entire life. I would grow up hearing people say how Del Paso Heights is a hood or urban area where a lot of bad crimes happen; however, since living here I have been through a shooting next door and a drive by at my high school during my cheer-leading practice, but, besides all that, I love Del Paso Heights and in the recent 10 years the crime has gone down drastically. I have never been afraid to walk out my door here where I live. The schools are great in this area as well. There are barely any bad fights and behavior being reported by the schools. On Del Paso Road there is a nice nightlife, a club and a gym.
