Every December, people flock to East Sacramento’s “Fab 40s” to see a brilliant spectacle of holiday lights illuminate one of the city’s most prestigious neighborhoods. Visitors clad in winter coats and scarves crowd the streets, taking in the festive atmosphere outside historic homes between 40th and 49th streets. It’s only a few miles from the grit and splendor of Sacramento’s downtown district, but it feels worlds apart. “I look out my window every morning and there are so many kids and families and people walking their dogs,” says Realtor Chris Little of Chris Little Real Estate Services, whose family has lived in East Sacramento for generations. “It’s a beautiful area. Sacramento is known as the ‘city of trees’ and that’s really true here in East Sac.”

A historic area that maintains its integrity
In the late 1800s and early 1900s, East Sacramento was a township with its own trolly system, evidenced by the wide streets that served as trolly turnarounds. In 1911, the area officially became part of the city of Sacramento. Early on, developers gave buyers the option to build any style of home they wanted, which is why there’s such diverse architecture in the neighborhood today. Since then, a few apartment buildings have been established, but the area remains primarily single-family residences on wide streets with sidewalks. “It used to be more of a suburb, but that’s changed over time,” Little says. “You can walk to the park, there are coffee shops and restaurants within walking distance. It hasn’t lost its small-town feel.”

Known for the Fab Forties
East Sacramento's well-kept historic homes, ranging from quaint post-war cottages to extravagant estates, define the area. The neighborhood is known for its iconic "Fab 40s" homes, and features wide avenues lined with canopies of trees and picturesque pre-World War II homes on larger lots. Most of the neighborhood is made up of Tudor-style, Dutch Colonial, and Spanish revival architecture. Some homeowners add pools to the landscape. Home sizes vary widely, from tiny bungalows selling shy of a million dollars to sprawling multimillion-dollar estates. The actual price range is $525,000 to $2.2 million. “In East Sacramento, you’re going to get smaller lots, but you have homes built in the early 1900s that have so much charm and character,” says Realtor Sara Raudelunes of Nick Sadek Sotheby’s International Realty, who lives in East Sacramento. “The Fab 40s are spectacular. It’s really known for the Christmas lights. Every street goes all out. You could spend an hour just going up and down a few streets.”

A place to stop and smell the roses
One of the most popular parks in the area is the 32-acre McKinley Park, which provides a small duck pond, a community pool, an expansive playground, tennis courts and playing fields. It is also home to the McKinley Rose Garden, featuring 1,200 rose bushes situated along grassy paths. Adjacent to the garden is the Shepard Garden and Arts Center, a meeting place for clubs that focus on horticulture, flower arranging, conservation, history, antiques, and the arts, including painting, photography, ceramics, metalwork, weaving and other crafts.

Students can attend Caleb Greenwood Elementary School, an International Baccalaureate (IB) Primary Years Program World School offering a rigorous and balanced K-6 inquiry program with a global perspective. Niche gives the school an A-minus. Miwak Middle School has a score of B-plus from Niche, and Rosemont High School received a B grade.
