Homes in Frates Ranch are mostly tri-level or ranch-style builds from the 1980s in the $400,000 to $525,000 price range. Most houses are on close-together lots and feature modest yards. Properties have long driveways and attached multicar garages to allow for easy parking. Sidewalks are plentiful and shaded by mature trees, making for a comfortable walk to school for the neighborhood kids. Proximity to major roadways may not provide the headache it would seem. “The homes right up against the interstates will have some issues with noise,” says Soto. “But once you are one or two streets inside the neighborhood, it’s quiet, and you’d never know there are highways close by.”

Strong Natomas High
Kids in Frates Ranch attend the Natomas Unified School District. Those located West of Azevedo Drive and North of Pebblewood Drive will head to Jefferson Elementary, which holds a B-minus rating on Niche. Those east of Azevedo and south of Pebblewood attend Bannon Creek Elementary, which has a C grade from Niche. Both schools are Kindergarten through Grade 8. For high school, teens attend the B-minus-rated Natomas High School. Natomas High opened in 1997 and has specialized pathway academies for students to pursue careers in construction, digital media and engineering after graduation.

Santa coming to Jefferson School Park
Near Jefferson Elementary is Jefferson School Park, which is open to students and nonstudents alike. The park offers a splash pad, playground equipment and open green space. “There’s a big celebration sponsored by the police and fire department at the park during Christmas time,” says Tami Morley, a teacher at Jefferson Elementary. “They bring out a fire truck and have Santa riding along, and the kids think it’s really cool.” Bannon Creek Park & Parkway has a bike trail, a nature-themed playground and horseshoe courts over 19 acres. Bannon Creek Dog Park is a great place for pets to enjoy some off-leash time. Nearby South Natomas Community Park features an adventure play area, and locals love to stroll through the 25-acre rose garden. Just north of Interstate 80, residents can catch a flick at Regal Natomas or work out at In-Shape Family Fitness.

Shopping at the Promenade
While Frates Ranch is largely residential, there are plenty of shopping and dining options north of Interstate 80 at the Promenade at Sacramento Gateway. This shopping mall has national chains like Nordstrom, T.J. Maxx and Target. The Promenade also features Daikon Korean BBQ, an all-you-can-eat spot where diners can cook at their own table. Yue Huang is a hip Chinese restaurant with lanterns hanging from the ceiling to create an authentic vibe. Natomas Crossing shopping mall offers more shopping chains like Walmart and HomeGoods. Mr. Crab is a fun, nautical-themed seafood joint with life preservers and ship wheels hanging from the walls.

Access to I-5 and I-80
Proximity to the two major interstates makes travel easy in Frates Ranch. Locals can hop on I-5 and drive the four miles to downtown Sacramento or take I-80 north to Rocklin or Roseville. Sacramento Regional Transit buses provide access transportation around the neighborhood, while the Sacramento International Airport is just eight miles up the road.
