Tight-knit community in northern Sacramento
Though most people just call it South Natomas, Gardenland is a neighborhood in its own right. This former agricultural hub is now a northern Sacramento suburb, just a couple miles from the big city. These ranch-style homes, between Steelhead Creek and Northgate Boulevard, have easy access to Sacramento Regional Transit and the small businesses. To the south, the American River offers a bike trail across the city, and Discovery Park holds frequent festivals. Additionally, the Gardenland Northgate Community Association sponsors local children, sports teams and organizations, and their holiday dinner supports the area’s restaurants. “If I tell someone I live in Gardenland, they ask me my family’s name,” says Marbella Sala, President of GNCA. “We look out for each other. Even though we may not have barbecues, there is a sense that I’m looking out for your home and what’s going on with you. If someone’s in need and word gets out, they come together and do something to help. That’s what makes it unique and why people don’t leave.”
Eclectic ranch-styles: Spanish and postwar influence
While most neighbors have the ranch-style in common, theirs is likely different from the one next door: some have tile roofs and Spanish stucco, while others have shingles and siding. One of Sacramento’s oldest neighborhoods, the first homes were built in the 1940s, but most properties are partial renovations from the 60s. Close-together lots have skinny yards in front and room to play in back, usually fenced in with a couple of trees. No homeowners association means residents can personalize as they see fit. Depending on the square footage and the amount of renovations, three-bedrooms range from $400,000 to $500,000, whereas four-beds hover between $500,000 and $700,000. Buyers should be ready for a fast contract since most homes sell in 26 days, and as of March 2024, there are only two months of supply.

Freeway, bus and rail to Sacramento
The most common commute is to downtown Sacramento, about 3 miles across the American River. Northgate Boulevard, besides its shops and restaurants, can take residents south toward the Sacramento Freeway and onto 16th Street — this can be a 10-minute trip without traffic but often takes longer. If they prefer public transportation, Sacramento Regional Transit runs a bus route along El Camino Avenue, and the ride is usually about 30 minutes. The light rail’s Blue Line is another option, and the closest station to Gardenland is Arden/Del Paso.

Eating and shopping local on Northgate Boulevard
Running along the neighborhood’s western side, Northgate Boulevard is the spot for small business. Mexican restaurants, such as El Pollo Loco and Tacos La Piedad, are highly rated by locals, and El Mercadito is a grocer and a taqueria rolled into one. “La Mini Birria is probably my favorite,” says Mark M., who started Lola’s Laundry in 2017. “It started out as a hole-in-the-wall place in a grocery store, and it grew a cult following. Now I hear they’re going to open up an independent spot, and everyone’s super excited. They have a lot of cute décor that brings in a lot of people from across town.” Fast-food chains are scattered throughout the district, and for shoppers, specialty and discount stores are on the western side. Responding to the economic impact of COVID-19, the City of Sacramento allocated $5 million to support Northgate commerce, and 20 businesses received $2500 grants in May 2023.

Biking from Gardenland Park, Discovery Park festivals
Gardenland Park is in the heart of this neighborhood, about a mile from either end. Its basketball courts and splash pad are popular with kids, and adults can enjoy its small walking trail. This path connects to Levee Road, and this milelong route leads south toward Discovery Park. This 300-acre space runs along the American River and offers hiking, camping and fishing opportunities. Plus, its Jedediah Smith Memorial Trail is part of the 32-mile-long route along the river, and its music festivals can pack the park with 25,000 spectators. Events include the Sol Blume Music Festival, Goldensky Country Music Festival and Aftershock Festival.

C-rated schools in Twin Rivers Unified District
Northernmost students can start at Garden Valley Elementary, serving 300 students and rated a C-plus by Niche. Toward the American River, Hazel Strauch Elementary has 600 students and is rated a B-minus. Rio Tierra Junior High School is likely their next step, and it receives a C from Niche. About 3 miles northeast, Grant Union High serves 2,000 students with a B rating, and Niche ranks it in the top 15 standout high schools for Sacramento. Most of these campuses have accompanying parks with soccer pitches and baseball fields, and except for the high school, they’re within 2 miles of most houses.
Grant Union High School is one of the top schools in the area near Gardenland.
