Close to industry and freeways, this neighborhood is tightly packed
About 8 miles north of Sacramento, Glenwood Meadows is known for its lower housing prices and quick commute. “It’s a nice little area that’s also fairly affordable considering how close we are to the city,” says local property manager Steve Butler. “There are some great places to shop with the Promenade closeby and tons of employment opportunities. It’s a very well-rounded neighborhood.” This suburb borders an industrial park to the west and Norwood Avenue to the east, and Interstate 80 runs along its south side. Walking around the neighborhood, homes are packed together as they would be in the city, but it doesn’t feel so busy. Valley oaks and other trees line these wide streets, and they lead to trafficless cul-de-sacs. The Delta Breeze, a Sacramento air pattern, gets carried here by the western canal, so it's cooler when the sun goes down. About 5,000 people live in Glenwood Meadows, and they’re a diverse group: first-time buyers are attracted to this area because of the prices, but some residents have been here since the 1980s.

Budget ranch-styles from the 1980s, renovations common
Away from the higher prices of Natomas, Glenwood Meadow is a budget-friendly option for Northern Sac. Buyers can get three- or four-bedroom ranch-styles for as low as $360,000, and they’re often in the southeast corner of the neighborhood. However, these fixer-uppers often have interiors that match their 1980s build dates. With more renovations and square footage, similar homes can reach $450,000. The occasional split level is on this higher end, too. Investors are continually fixing up houses in this area, and teardowns have resulted in new builds from the 2020s. They typically have four bedrooms and are priced around $550,000, but only a few have sold since 2022. Almondwood Mobile Home Park is in the north, and no properties have sold in the same time period. Whatever their availability, homes are packed together, and side yards are often narrow. Front yards are sizeable with wide driveways, and backyards have a patio and fence in most cases. Exteriors have low-pitched roofs and two-tone siding facades. Homeowners have no mello roos taxes or association fees, and renters have options with apartments in the south.

Next to Interstate 80: Roseville and Sacramento
Some people work in the industrial park west of Glenwood Meadows, and others commute to surrounding employment hubs. These areas are accessible via Interstate 80, which runs along the southern side of the neighborhood. It leads 15 miles north to Roseville and its downtown district. The 80 also connects west to Interstate 5, which leads south to downtown Sacramento. This trip is about 8 miles and takes 15 minutes with usual traffic. While it typically takes an hour, the No. 86 bus has a station on Norwood Avenue and can also carry commuters downtown. The No. 19 bus has a station here, too, and it connects to the Light Rail’s Blue Line; travel time to downtown Sacramento is similar in both cases.

Local supermarkets and restaurants, close to Natomas Marketplace
While residents have to drive for most of their shopping and dining, Viva Supermarket is walkable from the southern part of the neighborhood. This grocer’s main focus is Mexican products, but its hot bar is highly rated for Chinese takeout. Bing’s Market is another option, and it’s been a neighborhood staple since 1953. With a retro sign and storefront, it still offers a live-service butcher and has a lot of regulars. Jimmy’s Deli Soul Food and Hmong Cuisine is about 2 miles south, and it provides a rare combination of West African and south Chinese fare: it’s one of the only places where catfish nuggets and papaya salad are on the same menu. Natomas Marketplace is about 4 miles west for chain restaurants and big-box shopping, in addition to local spots such as Koshi Ramen Bar. Just across Truxel Road, The Promenade offers clothing stores and more chain dining.

Walkable schools: Robla, Twin Rivers Unified School Districts
Most of the neighborhood can attend Glenwood Elementary, rated a C by Niche. It’s in the southern part of Glenwood Meadows, and a lot of students can walk from their homes. Alternatively, any students roughly north of Grace Avenue can attend Taylor Street Elementary. It’s a half-mile east of the neighborhood and also scores a C. Both of these options are in the Robla School District. The area used to lack middle school options, but in 2019 the school district and the nonprofit New Hope Community Development Corporation voted to establish Robla New Hope Charter School. It's first seventh grade class started in August 2021, and it shares a campus with Glenwood Elementary. As of early 2024, it doesn’t have a rating from Niche yet.
For later grades, students are in the Twin Rivers Unified School District. Norwood Junior High is walkable from the north side of the neighborhood and gets a B-minus. About 3 miles northeast, Rio Linda High receives a B-plus from Niche, and it’s ranked No. 7 of 32 for standout high schools in Sacramento. Its varsity boys’ soccer team won the Golden Empire League in 2022 and 2023.

Driveable to parks and Hansen Ranch marshland
Glenwood Meadows is primarily residential, and it doesn’t have many parks within walking distance. Still, residents can drive to neighboring districts. Across from Taylor Elementary, Robia Community Park has soccer pitches, basketball courts and a baseball diamond. Its skate park has three ramps and a couple of grind rails, too. Hansen Ranch Preserve is about 3 miles north of the neighborhood, and it holds over 260 acres of marshland. A popular spot for birding, visitors might see turkeys, herons, hawks and other species. North Natomas Regional Park is about 4 miles west, and it has another 200 acres of green space. Near its baseball fields and splash pad, the parking lot hosts the Natomas Farmers Market on Saturday mornings.
