Located east of the Sacramento River and minutes away from the Sacramento International Airport, Heritage Park is a 55-and-plus gated community for active adults. The village features nearly 1,000 homes, and residents enjoy exclusive recreation amenities, ranging from swimming pools and volleyball courts to socials and events at the clubhouse, in a beautiful, sunny and relaxing setting. “It’s a 55 and older community, so it creates age restriction to homebuyers,” says Jim Amen, who is the founder of Amen Real Estate and has 21 years of work experience. “In general though, people like North Natomas for its proximity to downtown and the airport. Plus, there’s access to lots of recreation and shopping.”

Developed in the early 2000s, homes in Heritage Park rest alongside tree-lined streets that often end in quiet cul-de-sacs. Properties here feature single-family and duplexes in New Traditional or Spanish-influenced styles, with stucco exteriors, stone facades or arched doorways and windows. Home prices are typically between $400,000 and about $750,000, and lots are usually on the modest side to help make landscaping more manageable. Residents do have to pay monthly HOA fees, which include front yard landscaping maintenance and access to all the community’s amenities.

Luxury recreation facilities for community members
Known for resort-style amenities, the association has five one-acre parks that each offers different themed activities. Community members can go gardening, play tennis or badminton, relax by the outdoor pool or take walks along the tree-lined walkways. In addition, the community’s clubhouse has a fitness center, an aerobics and yoga room and an indoor pool. The neighborhood is also close to the Jedediah Smith Memorial Trail, a 32-mile paved pathway stretching from Sacramento to Folsom, making it a popular route for both commuting and recreation along the American River.

Interest groups and community events at Heritage Park
The community has a game room, a ballroom, a library and a movie theater, keeping residents entertained with socials and special events year-round. Association members can also join any of the many interest groups or clubs within the community, ranging from card games and sports to hobbies such as quilting, crafts, wine tasting and charity work. People can also explore Downtown Sacramento for events and festivals, including the Sac Brunch Fest and the Farm-to-Fork Festival. Sports fans can also head to Golden 1 Center to catch a Kings basketball game. “Lots of people go to the Sacramento River for Fourth of July to see the fireworks,” Amen says. “It’s a great place to walk or bike, and they do so many events by the river.”

Shopping and dining options in North Natomas
Community members often dine at the pub inside the clubhouse. Outside the association, nearby restaurants include the Indian eatery Delhi Oven and Willie J’s Burgers & More. A few blocks south on Del Paso Road, several shopping centers feature big-box stores, restaurants and businesses. Residents can get groceries at Safeway or Raley’s, and there is a CVS Pharmacy on Club Center Drive.

Access to airport and Downtown Sacramento
Regency Park is about 6 miles east of Sacramento International Airport, which is approximately a 10-minute drive. Interstate 5 and Garden Highway are just west of the area, and, under normal traffic, locals can get to Downtown Sacramento within 15 minutes. The city is also home to many reputable hospitals, including Mercy General Hospital, UC Davis Medical Center, Sutter Medical Center and Kaiser Permanente Sacramento Medical Center, most of which are within 15 miles of Heritage Park.
