Riverfront Sacramento community with easy commute and parks

A park off the Sacramento River keeps what remains of the vast oak groves that existed before the city’s development. The Ray and Judy Tretheway Oak Preserve is nestled in a small pocket of Heritage Place, a community where homes and apartments sit between a small office park and a shopping center. Residents can cross a canal behind their homes to meet for friendly pickleball games or take a biking path there to one of the city’s signature parks.“For me, it’s a 10-minute commute to my office, which is in Midtown. I think the sense of community is really wonderful,” says David Mansch, a Realtor with Grounded Real Estate, who lives across the canal in neighboring Willow Creek. “We have easy on and off between two freeways, so our commuting isn’t too bad. I think the sense of community and having the schools here helps bring everybody together, as well.”

Privacy and riverfront living in Sacramento

Homes here consist of townhouses and single-family homes in a gated subdivision called Riversgate. Many of these date back to near the turn of the 21st century and incorporate contemporary, Traditional and Spanish Revival architecture, with the latter apparent through the tiled roofing and stucco exteriors. Depending on size, single-family homes go from $550,000 to just under $800,000. Townhouses run roughly between $340,000 and $440,000, but larger ones by the river docks can reach around $1 million. Otherwise, rentals make up most of Heritage Place, as shown by complexes like the River Pointe and Harbor Oaks apartments.

This part of the city also has flood measures in place. In addition to the well-known levees system, the development’s original plans included conditions like ensuring a minimum number of homes were two stories.

Trail connection between Orchard and Discovery parks

The nearly 14-acre Orchard Park makes room for several sports amenities and spaces to relax and host picnics. The park hosts baseball and soccer games and provides racket sports courts and skateboarding ramps. Bikers and runners can take trails and go to the Ray and Judy Tretheway Oak Preserve, where dirt paths at the roughly 13-acre site allow for soothing strolls and runs amid centuries-old trees. Bikers can continue to nearby Discovery Park, a 302-acre city destination for activities like fishing, boating and even archery. From there, the Jedediah Smith Bike Trail takes users as far as Folsom. “You can have a whole day event by taking it. It’s a great bike trail. It really is,” Mansch says.

Minutes from exemplary Two Rivers Elementary

The community sits about 5 minutes east of Two Rivers Elementary School, which gets a B-plus from Niche. Two Rivers’s designation as an AVID Demonstration campus means teachers across California visit the institution to see its academic practices. AVID is a nonprofit that furnishes schools with resources to help them improve their work. The school also employs some standout faculty, including a published children’s book author. Students may then attend Natomas middle and high schools, which respectively get C-plus and B-minus grades from Niche.

Celebrating Sacramento’s food and music culture

The proximity to downtown puts the Heritage Place area close to some of Sacramento’s largest festivities. These events include September's Farm-to-Fork Festival, which celebrates the city’s much-touted reputation as a food and music destination. The Friday and Saturday event brings tens of thousands of people to the Capitol Mall to sample various dishes and drinks and enjoy tunes from an eclectic lineup of musicians.

Down the road from I-5 commute

Several Sacramento Regional Transit bus stops exist along Gateway Oaks Drive. The neighborhood sits between interstates 80 and 5, with the latter taking commuters to downtown Sacramento a few miles south. I-5 also goes toward the Sacramento International Airport, about 9 miles north. Located about 8 miles southeast, the UC Davis Medical Center is one of the nearest hospitals.

Pizzas, Indian cuisine and Brazilian steaks around Gateway Plaza

The area has the Gateway Plaza, a shopping center with diverse eateries and other tenants like the Indian Barber Shop. New York Pizza & Plus dishes out warm pies, while fans of Asian fare can choose between Satori Sushi and Teriyaki Grill and quick takeout from the T & Z Chinese Restaurant. “The pizza that’s over there, it’s amazing,” Mansch says. “For casual dining, it’s great. We have a lot of cute little amenities in there.”Across the road, Ruchi Indian Cusine has one of its two Sacramento metro locations, while Fogo De Minas Brazilian Steakhouse offers an array of grilled meats. The neighborhood also provides riverfront dining with staples like the Virgin Sturgeon Restaurant & Marina, where patrons can enjoy overlooking views of the water. The neighborhood is about 4 miles from Costco Wholesale.
