Small communities set along Interstate 80
Bordered by Interstate 80, about 8 miles north of downtown Sacramento, Howe Edison is a narrow strip of land with modest, area-affordable single-family homes to the south and mobile home communities and car dealerships to the north. Public transit options here include Sacramento Regional Transit buses and a nearby light rail station served by the Blue Line. “The neighborhood is primarily made up of families who want to live close to the freeway or have access to public transportation,” says Beto Guzman, a Realtor with RE/MAX Gold Laguna, who has 25 years of experience selling homes in the area. Top-rated schools and nearby green spaces like the roughly 200-acre Del Paso Regional Park are also a big draw for most locals, and there are many casual eateries, big-box retailers and grocery stores within a few miles.
Minimal Traditional housing and mobile home communities
Single-family homes are found on the neighborhood’s southern edge, mostly set along Edison Avenue and Lerwick Road and interspersed with some apartments. Most are midcentury minimal traditional ranch-style homes and bungalows with stucco or vinyl exteriors and attached one- or two-car garages; all are set on uniform, flat and grassy lots dotted with palm and cypress trees. Prices for these one- to three-bedroom homes range from $350,000 to $550,000, depending on condition and size. Compared to more popular neighborhoods like Midtown, where homes go for $1 million to $3 million, Howe Edison is considered generally more affordable. “There are homes here that have been passed down through multiple generations,” Guzman says. On the north edge of the neighborhood, several all-ages mobile home parks offer one- to two-bedroom manufactured homes for between $40,000 and $60,000, depending on square footage. These mobile homes were mostly built in the mid-20th century, with some recently built units, and are set closer to the freeway; their landscaping tends to have dense foliage that helps to absorb some road noise.

Sacramento Regional Transit buses and light rail lines
Howe Edison is bordered north by Interstate 80, which leads 8 miles to downtown Sacramento. Road noise from the freeway is considerable, especially on the neighborhood’s west side, which features a major interchange onto Fulton Avenue. Sacramento Regional Transit buses stop along the edges of the neighborhood’, connecting residents with the greater Sacramento area; the nearest light rail station is about 4 miles north and is served by the Blue Line, which runs south through downtown. Narrow bike lanes line major roads like Edison and Fulton Avenue. Kaiser Permanente Medical Center is the closest hospital, about 3 miles south. Sacramento McClellan Airport is 3 miles north, while Sacramento International Airport is about 15 miles away.
The I-80 freeway is just a few minutes from Howe Edison.

Celebrating Sports-A-Rama at Mira Loma High School
Howe Edison is served by Dyer-Kelly Elementary, which scores a C from Niche, and Winston Churchill Middle, which scores an A-minus.; at the latter, students can enroll in technology-focused electives, which teach HTML coding and video game mechanics using JavaScript. At the A-plus-rated Mira Loma High, Sports-A-Rama has been an annual tradition since 1983, gathering all four classes in the gym to compete in events like obstacle courses, tug-o'-war and caterpillar, where 12 students must form a line and successfully stack another 12 students on the backs of the first group.
Dyer-Kelly Elementary School features an abundance of enrichment programs.
Mira Loma High School is rated among one of the best schools in the area.

Howe Edison’s north edge is lined with car dealerships, a small hotel, and local businesses like Deseret Industries Thrift Store & Donation Center. Also here, the fast-casual Jimmy’s Peruvian & Mexican Restaurant serves flavorful dishes with a bright red storefront. More restaurants can be found further south, including Ray’s Chicken and Fish, a favorite for fried food. Nearby supermarkets include Trader Joe’s and Walmart, which are about a mile south.

Over 200 acres of recreation at Del Paso Regional Park
Just north of the freeway, Del Paso Regional Park spans over 620 acres of sports fields, playgrounds and trails through dense pine forests, and past small ponds and meadows. The park is also home to two different public 18-hole golf courses, as well as the Sacramento Softball Complex, which hosts youth and adult league games. As of summer 2024, the city is renovating the park's existing baseball fields and parking lots, while adding four pickleball courts; this project is slated for completion in winter 2025. South of Howe Edison are several smaller green spaces, including Bohemian Park, which has tennis and basketball courts. As of summer 2024, the Fulton-El Camino Recreation and Park District has received a $10.5 million grant to renovate Bohemian Park, though details of this project have yet to be announced; construction is expected to begin in winter 2024. Cottage Park, about 3 miles south, has a community pool that's especially popular on hot summer days.

Attending the California State Fair in July
Each summer, the California State Fair is held less than 5 miles away at the Cal Expo Fair Grounds. During this 17-day event, fairgoers can enjoy horse racing, carnival rides and agricultural showcases. Usually beginning in mid-July, temperatures during the festival have been known to rise well over 100 degrees; locals should be careful to bring sunscreen, find shade wherever possible and drink lots of water while in attendance.
