Lighthouse offers new construction on the banks of the Sacramento River
A common nickname for The Rivers master-planned community, West Sacramento’s Lighthouse neighborhood stands on what was once the Lighthouse Golf & Country Club. Development in the neighborhood began in the early 2000s, including the addition of several private parks and swimming pools, and new construction has continued into 2025. “There’s a good mix of housing, some more attainable and some higher-end luxury housing,” says Christopher Brown, a principal broker with NEXT Real Estate Group who specializes in new construction. Many of the larger custom builds are set along the banks of the Sacramento River, with easy access to riverfront bike trails. Only a few miles from downtown Sacramento, just across the water, Lighthouse’s empty lots are quickly filling in as it becomes one of West Sacramento’s most popular communities.

Private community parks and pools, along with riverside bike trails
Developers designed the community with lots of green space and two unnamed private parks. “There’s a huge park that runs throughout,” Brown says. “It actually has remnants of the old golf course.” The larger of the two parks has large ponds and fountains surrounded by walking trails, as well as a playground and volleyball court. The smaller park has a spacious grassy lawn shaded by tall pine trees and is known to attract ducks, herons and other wildlife. Two pools, a lap pool and a regular family pool are located next to the clubhouse. In addition to private amenities, locals have easy access to dirt and paved trails that line the Sacramento River.

Community members organize small events and social gatherings
The Rivers Social Committee organizes events and engagements where neighbors can get to know each other, including book clubs and craft nights. The nearby Bryte Park also hosts Cinema at Sundown, a free movie series in the summer.

21st-century new traditional homes and custom new construction
The Rivers’ first homes finished in 2005, but plenty of new construction is still available as of spring 2025, including new traditional homes and condos. About 250 of the community’s homes are in gated areas, though all residents can access private amenities. Many properties have Spanish Revival-style elements like barrel-tile roofs, while others feature vertical siding and white gable trim. Two-bedroom condos and three- to five-bedroom homes on compact lots tend to range from $400,000 to $800,000, while more spacious five-bedroom homes with lots of customization can range from $900,000 to $1.5 million. Monthly HOA fees typically range from $300 to $350 and include maintenance of the community amenities.
Some homes may be at higher flood risk, though the levee system in West Sacramento and Sacramento generally limits that risk. Flood insurance is typically not required in this area.
The higher end luxury homes in Lighthouse are down by the river.

Local schools and specialized programs for high schoolers
Riverbank Elementary serves kindergarten through eighth grade students and earns a C-plus from Niche. River City High earns an A-minus with robust STEM-focused programs in biomedical lab sciences and robotics engineering. Many other career-oriented programs, including agricultural science, culinary arts and construction, are housed in the school’s Bryte Campus, an extension of the main school with bus service between the two.
Riverbank Elementary school is a great K-8 community school.

Across the river from downtown Sacramento and close to bus stops
Downtown Sacramento is about 2 miles away on the other side of the Sacramento River, accessible by either the Tower Bridge or the I Street Bridge. Nearby highways include Interstate 5, which runs through downtown, or Interstate 80, a few miles west. While there isn’t any public transit within the neighborhood, Yolo County buses stop along Lighthouse Drive, just outside the community gates. Sutter Medical Center is the closest hospital, 6 miles away in Sacramento, while the Sacramento International Airport is 12 miles north.
The Sacramento River and the downtown region offers neighboring communities many attractions in The Bridge District.

Many residents drive into Sacramento for dining and nightlife, though some local restaurants are within a few miles of Lighthouse. The locally owned 319 Broderick serves burgers and other American fare with rustic décor, while Sal’s Tacos offers Mexican food in a casual setting. Riverpoint Marketplace, a large outdoor shopping mall anchored by large retailers like Walmart and Ross, is less than 3 miles away, and other nearby grocery stores include State Foods Supermarket.
