Sacramento suburb with access to the outdoors and lower home prices
The neighborhood of Northpointe sits in California’s Central Valley, offering outdoor recreation, lower home prices and a 9-mile commute into Sacramento. “Residents like suburban Northpointe because of its walking and biking trails and proximity to the freeway,” says Hamid Aziz, broker and Realtor with Aziz Realty, Inc. who lives in the neighborhood.
New traditional homes from the 1980s and early ‘90s
Northpointe's ranch-style and new traditional Craftsman-style homes date to the 1980s and early ‘90s, and sit close together along wide, sidewalk-lined streets. These three- and four-bedroom homes share features like multiple roof gables, wide driveways and prominent two-car garages. Yards tend to be either landscaped with gravel or are dotted with oak or cottonwood trees. Ashlynn Fresques, a sales associate for Coldwell Banker who’s been selling in the area for about three years, says homes in Northpointe are cheaper than those in downtown Sacramento. Homes in both neighborhoods range from about 1,200 to 2,600 square feet, but while prices in the city’s center range from $690,000 to around $1 million, in Northpointe they go for $420,000 to $590,000.

Interstate 80 runs about 2 miles south, while Interstate 5 is roughly 5 miles west. Kelton Way, Sully Street and Main Avenue, which leads to downtown, are the neighborhood’s main thoroughfares. Most residents rely on their cars to run errands, though Sacramento Regional Transit buses and light rail trains travel the neighborhood, and bike lanes along Northpointe’s perimeter offer another way downtown. Aziz says most area hospitals are about 15 minutes east, including Mercy San Juan Medical Center. Sacramento International Airport is about 9 miles northwest.
Space for pick-up games and skating
The neighborhood's roughly 2-acre North Pointe Park is surrounded by homes, and offers a kids’ playground and some greenspace, as well as picnic tables shaded by pine and oak trees. About a mile southeast, 10-acre Robla Community Park includes two soccer pitches, a skate park and shaded swing sets. The 265-acre Hansen Ranch Park Site, about 3 miles northwest, protects native wildlife and plant species and has a network of dirt-packed hiking trails.
