Rural land up near the airport
Land in Northwest Sacramento County is rural, the living is quiet — and though you don't hear the noise of the city — you might hear airplanes flying overhead from nearby Sacramento International Airport. “People go up to the north of Sacramento for rural living and large lot sizes,” says Mike Fowler, a Sacramento County expert with eXp Realty of California. “There’s not much in the way of employers out there, though, so most people commute into Sacramento or Roseville.” To bring more jobs to the area, the Metro Air Park area began construction in 2022 to create an industrial business park just east of the airport. But many residents still commute. Those down by the river enjoy a 5-mile commute to downtown, and those out in Elverta are 10 miles away from Roseville.

From waterfront living to rustic ranch styles
The Northwest Sacramento area has a range of environments that inform housing options. Just off Garden Highway, bordering the Sacramento River, waterfront properties go for over $1 million. Plots of land for $400,000 to $600,000 are also available for new construction along the river. Up by the airport, the Northlake community has four-bedroom homes for $600,000 to $800,000. This planned community consists of stucco-sided Spanish revival homes on uniform lots arranged around a man-made lake. The area has few mature trees, but parks are spaced throughout the sidewalk-lined streets. And heading east to Elverta, rural ranch-style homes from the 1980s range from $200,000 for fixer-uppers to $700,000 for properties with 2 acres.

Airport access and Sacramento city commutes
Depending on housing location, the Sacramento International Airport is 5 to 12 miles away. “People who live up in that area enjoy really direct access to the airport,” Fowler says. “But it's still mostly quiet living since the majority of homes are a few miles away.” But for those looking at the Northlake development right next door, be prepared for some airplane noise. The Green Line light rail that goes into downtown Sacramento is scheduled for an extension that would bring it up through Natomas and to the airport, providing light rail travel to the residents in that area. A formal timeline has yet to be established for the project. So, for now, residents enjoy access to Interstate 5 and Highway 99, and the drive into Sacramento ranges from 5 to 15 miles.

Regional parks and golf courses
Up in Elverta, residents are next to Gibson Ranch Regional Park. The park spans 325 acres and includes camping, fishing and horseback riding areas. There are miles of walking trails and a lake. Right next door, Cherry Island Golf Course hosts regular golf tournaments, and for committed golfers willing to travel past the Sacramento Airport, the Teal Bend Golf Club offers greens with a view of the Sacramento River. In the south, North Natomas Regional Park has several baseball fields, a dog park and a playground. It is a favorite in the summer when the sprayground and outdoor pool open. And Northlake Park, part of the new Northlake community, offers soccer fields, a basketball court and a picnic area with restrooms.

Spread across two school districts
Students of Northwest Sacramento County are served by two school districts. Kids in the southwest are part of the Natomas School District. Students start at Paso Verde K8 School, rated B-plus, before moving on to Inderkum High School, rated A-minus. Inderkum High offers International Baccalaureate and AP classes and dual enrollment with American River College. In the northeast, students are part of the Elverta Joint Elementary School District, rated overall C by Niche. This school district is home to 250 kids, making it the smallest in Sacramento County.

Strip malls and more strip malls
Those on the Northwest Sacramento County's west side have easy access to Natomas Shopping Center, which includes a Safeway and local favorites like Natomas Donuts and Chaat Kafe, a counter-serve Indian restaurant. Another nearby strip mall includes a Target and a Walmart. Shopping and dining get scarcer up near Elverta, but along Watts Avenue, there are several local favorites like Cajun & Sushi House and Huckleberry's Breakfast and Lunch. A Walmart Supercenter, in the same strip mall, is where many residents pick up daily essentials.

Outdoor fun at local parks
North Natomas Regional Park has an outdoor amphitheater for summer concerts and movies. The park is also the spot for a weekly farmers market. Up north, the Elverta Rio Linda Country Faire is a popular annual community event with vendors, live music and country fun. There are carnival games, and previous years have included a pig race and evening dance. The Elverta Rio Linda Recreation and Parks District also offers youth sports and art classes at the Community Center.

Little Free Libraries are a fun way to share books in Northwest Sacramento County.
