Set about 8 miles north of Downtown Sacramento, the suburb of Oak Knoll is bordered by Interstate 80 to the north and features a mix of residential streets and businesses. “Housing price points are what drive people to this area,” says Mark McDonough, a Realtor with Coldwell Banker Realty who’s been selling in the area for 11 years. “Especially if they’re looking for single-family, ranch-style homes between $350,000 and $500,000.” Green spaces and a community center here offer recreational and wellness activities, and shops and restaurants sit just beyond the neighborhood.
Ranch-style homes and bungalows
Oak Knoll has a mix of housing styles. Minimal traditional ranch-style homes and bungalows from the early 1960s to mid-’90s are set along narrow streets, with some new infill construction mixed in as well. Separated by chain-link or wooden, shadow box fences, these three-to-four-bedroom houses share common features like side- or cross-gabled roofs, shaded front porches and driveways leading to two-car garages; yards are large enough for mature shrubs and oak or palm trees. Depending on the square footage and year built, prices range from $350,000 to $500,000. Valley Vista, the neighborhood’s newest subdivision, features new traditional Craftsman-style homes with one-car garages and manicured lawns, starting at $465,000. Four- to eight-bedroom duplexes sold as potential rental properties range from $650,000 to $750,000.

An art, music, technology and theater academy at Grant Union High School
Local kids are within the Twin Rivers Unified School District. They're zoned for Del Paso Heights Elementary, which has a monthly “Donuts with Admin” program for parents and an English Learner Advisory Council, and Martin Luther King Jr. Technology Academy. Niche gives Del Paso Heights a C rating and the tech academy a C-minus. At B-rated Grant Union High School, students can enroll in the A.R.T.S. (Art, Rhythm, Tech and Stage) Academy to elevate their artistic talent, mix and produce music, learn web design and videography, and write and perform stage productions for the school and local community. Highlands Community Charter is a C-minus-rated public high school about 2 miles east of the neighborhood.

Accessible interstates and bike routes
Access to Interstate 5, also known as the West Side Freeway, is about 4 miles southwest. The freeway leads roughly 8 miles south to Downtown Sacramento. Bike routes run along main thoroughfares like Silver Eagle Road and Morrison, Western and Norwood avenues. The Sacramento Regional Transit District operates 82 bus routes and 43 miles of light rail, and makes stops south along Silver Eagle Road. Mercy San Juan Medical Center is 11 miles northeast, while Sacramento International Airport is about 13 miles northwest.

Within the neighborhood, the 9-acre Charles Robertson Park is where kids can organize a pick-up basketball game or practice kickflips at the skate park; there are also picnic areas and a playground, along with a soccer pitch. At the park’s community center, locals can join exercise groups as part of the Step Up to Health Program of the National Recreation and Parks Association, while Del Paso Park, a mile east, offers open space for play or relaxation under the shade of mature oak trees.

A truck rental center and other businesses occupy Oak Knoll’s northern end, while shops and restaurants are outside of the neighborhood. Three miles west near Interstate 80, local favorite 524 Mexican Food serves authentic Mexican and Tex-Mex fare like beef burritos with all the fixings. Farther west, family owned Original Pizza House offers specialty taco and lamb pies, as well as salads and wings. Grocery stores are found just west and east of Oak Knoll, including Pothong, a family owned Asian grocery store specializing in Southeast Asian products, and Foods Co. Department stores like Ross Dress for Less are found about 2 miles southwest, while big-box stores such as Walmart and Target are roughly 4 miles west.

Celebration of the arts at The Red Museum
Sacramento offers monthly events and activities. Every September, The Red Museum, an event venue about 5 miles from Oak Knoll, teams with the city’s Capital Dance Project to host Behind the Barre. This two-night festival features performances by over 30 local artists, professional ballet dancers, choreographers and musicians, as well as food trucks and a makers’ market of handcrafted goods. Michelle Katcher, a Capital Dance Project artist, says the event is meant to encourage discovery of different art forms. “We want people who usually come to the museum to see graffiti art to be exposed to dance, jazz and more, but in a familiar environment,” she says.
