Regency Park is a North Natomas community with easy access to downtown Sacramento and Sacramento International Airport. “Proximity to the airport is a big reason why people live in Natomas,” says Jim Amen, who is the founder of Amen Real Estate and has more than 20 years of experience. “It’s convenient for people who frequently travel, and it’s also a major job hub.” Largely developed at the turn of the 21st century, the neighborhood features subdivision homes with small, well-landscaped lawns that sit close together on suburban streets. Homebuyers are also attracted to the area for its access to recreational parks and major freeways.

Quiet, suburban streets in Regency Park are lined with peaceful homes and connecting sidewalks. Single-family houses are usually from the early 2000s in New Traditional or Mediterranean-influenced styles. Properties here usually start around $450,000 and can reach over $700,000 for three to four bedrooms. Condos can be between $300,000 and $400,000. Notably, homes in Regency Park do not have HOA fees. “It really depends on what the individual client is looking for,” Amen says. “Some homeowners don’t want to pay the monthly association fees and Regency Park would be a great option.”

Outdoor opportunities at Regency Community Park
Regency Community Park sits at the center of the neighborhood and has over 40 acres of recreation space, easily walkable from most homes. Featuring a nine-hole disc golf course, dog parks and athletic fields for baseball and soccer, the park offers comprehensive amenities for those who want to be outdoors. In addition, there is also a 2-mile walkway that connects the park to the 32-mile-long Jedediah Smith Memorial Trail, which runs along the American River Parkway. Schools in Twin Rivers Unified School District
Students may attend Regency Park Elementary School, which has a B grade from Niche and is in the middle of the neighborhood. Those in seventh and eighth grade can go to Norwood Junior High School, which offers an AVID program and rates a C-plus. Rio Linda High School gets a B-plus, providing students with after-school tutoring; Saturday school; Advanced Placement courses; and career-focused programs in agriculture, engineering, hospitality and marketing.
