Established neighborhood in North Sacramento
South Hagginwood, an offshoot of the Hagginwood neighborhood, is an established residential community in North Sacramento with mature oak trees and early-20th-century homes. Lower housing prices and access to public transit attract many new residents, especially those working 4 miles away in downtown Sacramento. Some investors are also beginning to come in and renovate some of the older properties. “That whole North Sacramento area is going through a huge resurgence,” says Brian Mitry, a local Realtor at Guide Real Estate with over 15 years of experience. “From an investment or first-time-homebuyer perspective, there’s huge potential for equity growth.” The neighborhood is primarily residential, but there are some businesses and restaurants just south on Del Paso Boulevard and parks in surrounding communities.

Wide streets with early 20th-century homes
Craftsman bungalows and ranch-style homes from the first half of the 20th century make up most of South Hagginwood, with a few minimal traditional bungalows from the latter half dotted here and there. Properties typically feature two to three bedrooms and either a one-car garage or a covered carport. Streetscapes tend to be a little less cramped here compared to downtown and midtown. “The lots are quite a bit larger, plus the streets are a lot wider,” Mitry says. “People don’t really think about that. In an area like South Sacramento or Oak Park, you gotta pull over if someone’s coming in the other direction. These streets are nice and spread out.” many homes have fenced-in front lawns with small gardens and mature maple trees. Prices largely depend on the home's condition, typically ranging from $250,000 to $550,000.

Mexican restaurants and diners on Del Paso Boulevard
Many local restaurants and small businesses line Del Paso Boulevard to the south, including fast-casual places like El Forastero Mexican Food and longstanding diners like Sammy’s Restaurant. Shift Coffee House is another staple known for its grilled cheese sandwiches. Grocery Outlet is located at the corner of El Camino Avenue and Del Paso Boulevard. Hagginwood Park and other green spaces
Green space in South Hagginwood is limited, though neighboring communities have more pocket parks. The 15-acre Hagginwood Park has athletic fields where local kids play pick-up soccer games and two playgrounds for toddlers and older kids. Richardson Village Park also has a playground surrounded by wide-open fields. Sacramento, on the whole, has been known to have hot summer heat waves and generally poor air quality.
