Northern Sacramento’s commuter suburb, water and freeway access

South Natomas is the suburb right across the American River. Only 3 miles north of Sacramento, these 28,000 residents can enjoy the big city without the big price tag: they often pay less for a home than neighboring communities, and they can still get downtown in 10 minutes. Interstate 5, on the west side, leads right into downtown, and Interstate 80 provides access to the rest of northern Sacramento. Foodies can stop by Discovery Plaza and Northgate Boulevard, while nature lovers can explore the Discovery Park’s riverbank.

1980s homes often renovated and priced lower

With earthy siding and colorful roofs that vary from house to house, these ranch-styles and two-stories evoke the latter half of the 20th century. “South Natomas was built mainly in the 1970s, 80s and 90s,” says Wes Moody of Realty One Group Complete, who’s sold in the area since 2003. “Most of them have been updated, whether it’s granite countertops or dual-pane windows. In some of the three-bedroom homes, people experiment with knocking down the wall to the living room and making the front room an office or a den. If people are interested in newer homes, they come up from time to time.” The typical property sells in just 19 days, quicker than the national average by 23 days. Three-beds land between $390,000 and $490,000; four-beds are more toward $530,000. The neighborhood’s median sale price is 15% less than neighboring Natoma Crossing, making it one of the more affordable options here.

Close to Interstates 5 and 80, environmental considerations

Truxel Road, this neighborhood’s main thoroughfare, can take residents north and south. Major east-west routes include San Juan Road and El Camino Avenue. Though these roads are often clear of traffic, Interstates 80 and 5 can clog up during rush hour. I-80 separates this neighborhood from northern industrial and commercial spaces, and I-5 leads 4 miles south into downtown. This proximity is convenient for state workers, but these freeways and Sacramento International Airport can cause noticeable noise. Potential commuters should also be aware of fog from nearby rivers, as it can often affect visibility.

Stopping by Discovery Plaza and Northgate Boulevard

Just south of Camino Avenue, Discovery Plaza is where the locals eat: they can grab breakfast food at Hot Off the Griddle and traditional Mexican fare at Mezcal Grill. “Chevy’s on the river has a very nice deck where you can hang out and enjoy the water,” says Moody. “You’re going there for drinks, to see friends and enjoy the sunny weather.” Natomas Marketplace’s department stores are just north of Interstate 80. To the east, Northgate Boulevard has some of the tastiest tacos in town, and its discount stores offer in-and-out shopping. This district looks to be expanding, as the city granted 20 of these businesses $2500 grants in May 2023.

Bannon Creek, Jefferson and Discovery Parks

One of the most accessible green spaces here, Bannon Creek Park’s 19 acres are walkable from westernmost homes. Its picnic area can accommodate over 150 people, and its mile-long path leads to neighboring Jefferson Park. Adjacent to the library and community center, this space is known for Fort Natomas playground and a scenic rose garden. “It’s a very nice park for the kids, and the playground has a lot of places for them to jump around,” says Moody. “You’ll often see families out there barbecuing, having a picnic, playing soccer or running with the dogs.” Discovery Park’s 300 acres make up the southernmost portion of the neighborhood, where visitors can fish along the American River or enjoy a 32-mile-long bike path. Additionally, the city’s biggest music festivals are held here, and the Aftershock Festival draws about 25,000 rock fans every year.

Standout school at Two Rivers, Natomas High’s championship team

Most students start at Bannon Creek Elementary, which serves 450 students and has a C rating by Niche. Those south of El Camino Avenue can attend Two Rivers Elementary: with 600 students in attendance, Niche rates it a B-plus and ranks it among Sacramento's top 20 standout elementary schools. Natomas High School, near Interstate 80, serves 1,200 students and receives a B-minus rating. Its football team won the Greater Sacramento League Championship in 2021.

I would say the neighborhood I live in is okay. There is not to much violence, but today's generations I believe are very corrupt, so I am afraid of the world that my children might one day have to grow up in. I do not plan on staying in this area when i decide to start a family, but it is in the central part of Sacramento and for being young I have many of options to stay entertained.

The great thing about this area is that you count on many food and drink restaurants. There are food and drink businesses ranging from low quality to high quality, and each offers a variety of meals that cater to ones individual taste. Sometimes, there are even plazas where one may have numerous options to choose from one of these business, making this area an enjoyable and jovial experience to eat.
