A taste of Vietnam: Little Saigon
With 2 miles along Stockton Boulevard, Little Saigon provides a variety of Vietnamese restaurants to explore. “Saigon Oi has taken Vietnamese cuisine to a whole different level,” says Mimi Vo. “I know the owners personally. They’re very well-traveled, so I think that helps to keep the restaurant lively. Compared to your typical restaurant, they switch up their menu regularly.” Doc Huong Sandwiches is in the neighboring complex, and it’s another local favorite. “They always have a line out the door, and it’s always packed inside,” says Vo. “They sell the best Vietnamese sandwiches. The fresh-baked bread makes it.” Low-key ph? spots are scattered throughout; specialty grocers such as Wing Wa Seafood and Vinh Phat Supermarket are known for their fresh meat and produce. This trend continues with the Lemon Hill Avenue Farmer’s Market, just off Stockton, where local vendors sell fruits and veggies straight from the garden every Saturday. South toward Florin Road, fast food places and a Walmart provide more options. On the north side, Parkwest Casino Lotus has Chinese card games such as pai gow poker and baccarat.Services on Stockton
Stockton Boulevard also houses commonly used services such as clinics, pharmacies and law offices, and most facilitators speak Vietnamese. Community organizations are also near here, Asian Resources, Inc. in particular. They offer a variety of community services, but adult employment services are some of the most used. Specializing in job placement and financial literacy, this program’s training center serves about 6,000 clients per year, and low-income households are prioritized. Youth employment services are another highlight: the Summer Youth Program has helped kids navigate future careers for over 30 years. Inventory is high for two-bed homes in Capital Estates and Travelodge Mobile Home Park, west of 65th Street. They usually have 1,000 square feet and are priced between $55,000 and $185,000. Single-family homes are east of 65th, and even though they make up a majority of the neighborhood, they don’t go on the market as much. These ranch-styles are characteristic of the 1980s, and their exteriors typically feature earth tones, low-pitched roofs and siding. Interiors often have three or four bedrooms, and they’re sometimes renovated. For $350,000, buyers can get 1,000 square-foot home that might need some updates. For $500,000, they can get a move-in-ready around 2,000 square feet, and these are occasionally two-story builds from the 2020s. Prices are more budget-friendly than some parts of Sacramento, but Southeast Village is more expensive than neighboring Fruitridge Manor and Avondale. Still, lots are bigger than these surrounding areas. Renting is common, and homeowners comprise only half of the market. The CAP Index Crime Score is a 6 out of 10, two points higher than the national average as of May 2024.Highway 99 to downtown, buses and Light Rail
Most people drive in Southeast Village. Travelling west, Elder Creek Road turns into 47th Avenue, and commuters can use it to access Highway 99. They can connect to Route 50 West from there and continue into downtown via Interstate 5 North. This route often clogs with rush-hour traffic, so the 9-mile trip might take more than 20 minutes. Alternate routes, such as the Business 80 North and I Street, could save time. While public transit takes closer to an hour, the No. 51 bus provides a direct route into downtown. The No. 81 bus also runs along 65th Street and connects the Light Rail’s Gold Line. This California State University Station makes the rest of the city accessible: riders can stop toward Newton Booth, Midtown, Southside Park or Downtown.Diversity celebrated in Sacramento City Unified Schools
Elder Creek Elementary is likely the first step for students, and it’s in the northeast corner of the neighborhood. Niche gives it a B-minus rating, and it offers one of the only Cantonese immersion programs in California. School festivals include Hmong New Year, Cinco de Mayo, Hmong New Year and others. A mile west on Lemon Hill Avenue, Will C. Wood Middle gets a C-plus from Niche and also recognizes diversity. Families can partake in food, music and dance at the school’s Multicultural Night, and students who read a million words are invited to a pool party at the end of the year. About 2 miles north, Hiram W. Johnson High receives a C-plus, and its on-campus golf facility was built in 2024.Three parks in walking distance
Central in the neighborhood, Camellia Park features tennis courts and a combined soccer-baseball field. It’s popular with students at Camellia Elementary, and its community garden hosts seminars. Another community garden is just south at Danny Nunn Park, in addition to a lighted, multi-use field and a basketball court. George Sim Park is in the northern part of the neighborhood, and it has a pool with five competition lanes. Its community center hosts a monthly open gym and weekly youth programs, too.
