Suburban living in North Sacramento, 8 miles from downtown
West Del Paso Heights, about 8 miles north of downtown Sacramento, is one of many relatively affordable suburbs in North Sacramento with access to bike trails, well-tended parks and Interstate 80 just north. West Del Paso Heights locals frequent popular takeout restaurants in the main Del Paso Heights neighborhood and enjoy community events organized by the Del Paso Heights Community Association. Only the Sacramento Northern Bikeway trail separates the two as the defining line between neighborhoods. West Del Paso Heights further differentiates itself with many pocket parks and slightly larger lots. “West Del Paso Heights and Del Paso Heights are like one big community. If you were to talk to someone in Del Paso and ask where they live, they could easily say West Del Paso Heights," says Ashlynn Fresques, a sales associate with Coldwell Banker. The area has a diverse range of religious organizations, including Mount Calvary Baptist Church, the Zion Church in Jesus Christ and the Masjid Millati Ibrahim Islamic Center.
Midcentury investment properties and 21st century infill developments
Housing inventory includes ranch-style homes and cottages from the 1940s and ‘50s, some of which attract investors for renovation opportunities. In addition to midcentury properties, some minimalist bungalows with bay windows and prominent garages were added in the ‘80s and ‘90s. In the early 2000s and 2010s, more infill developments brought multi-story new traditional homes with gable trim and small, covered front porches. Prices for single-family homes with between two and four bedrooms range from $200,000 to $550,000, depending on the age and condition of the house. "Living in West Del Paso Heights, the price ranges are more affordable than downtown Sacramento, and you still have close access to the freeway," Fresques says. Many West Del Paso Heights homes feature small manicured front lawns enclosed by wrought iron fencing dotted with palm and oak trees. Some duplexes from the late ‘80s and early ‘90s are available, featuring low-slung roofs and attached two-car garages. Depending on the condition and rental potential, these properties range from $330,000 to $600,000.

Del Paso Heights Elementary and other nearby schools
Local families can walk their kids to Del Paso Heights Elementary, which is located toward the neighborhood’s north side and earns a C rating from Niche. The school’s principal holds monthly “Donuts with Admin” meetings where local families can connect with staff. The C-rated Martin Luther King Jr. Technology Academy, which serves middle school students, offers computer science and digital media electives, as well as a leadership class. The B-rated Grant Union High School houses an A.R.T.S. Academy, which stands for art, rhythm, technology and stage. Enrollees learn about live theater, music and visual arts, as well as technology-focused disciplines like web design and videography.

Commuting on Interstate 80, just north
West Del Paso is just south of Interstate 80, which leads 4 miles west to Interstate 5; locals take both I-80 and I-5 to get to downtown Sacramento, 8 miles away. The Sacramento Regional Transit District operates a few bus stops within the neighborhood. Bikers can use designated lanes on Grand Avenue or travel south towards downtown on the Sacramento Northern Bikeway, which borders the community on the east. Kaiser Permanente Sacramento Medical Center is a little over 5 miles away. Sacramento McClellan Airport is about 5 miles away, while Sacramento International Airport is 11 miles away.

Del Paso Park Playground is next to Del Paso Heights Elementary, with many open fields bordered by mature shade trees. Farther south, Robert Brookins Park has another playground, and Gateway Park is a popular spot to stroll along paved walking paths. The Sacramento Northern Bikeway forms the neighborhood’s east border with a 10-mile asphalt path leading south to the American River. On the other side of the trail, the True Beginnings Community Orchard is maintained by the Del Paso Heights Growers’ Alliance, a local nonprofit. The alliance has planted 48 young trees and counting within the space, which provides shade and environmental benefits to the community. Locals head to Johnston Park in the hot summer months to cool off at the park’s community pool.

Along the neighborhood’s west border, Pothong Market is a family-owned market specializing in Southeast Asian imports. Food Co. is another grocery option, which is about 2 miles away. El Señor Del Monte Taco Truck, a local favorite for Mexican food, is usually parked next to Pothong Market. About a mile east, Jimmy's Deli Soul Food & Hmong Cuisine has been a hot spot for takeout for decades; the restaurant is housed in the back of a neighborhood market, a local hangout.

Yearly events held by the Del Paso Heights Community Association
The Del Paso Heights Community Association hosts community events throughout the year, including Sacramento Northern Bikeway Clean-ups and holiday toy drives. Since 2023, the association has organized an annual pool party at the Grant Union High School Pool to celebrate National Night Out, a community-building initiative held on the first Tuesday in August. Locals gather for games, local vendors and swimsuit giveaways for young kids. The association also has an annual May Day celebration in partnership with the local police station; the block party-style event is focused on fostering a good relationship between residents and law enforcement with community speakers and live music.

There is not a lot of availability of nutritional food in the area. Most food stores are large markets. The stores have a lot of variety, but the quality of the services such as beauty and cosmetics may not be so good. Popular stores are mostly the supermarkets and they outshine smaller stores.
