Local kids may attend Natomas Unified district schools, including Paso Verde, which serves kindergarten through Grade 8, earning a B-plus from Niche, and C-plus-rated Natomas Middle. At the A-minus-rated Inderkum High, students can earn college credits through the California Early College Academy; priority is given to first-generation college graduates and those economically disadvantaged or underrepresented in higher education. Neighborhood greenspaces are within walking distance of most residential streets. Toward the south, 10-acre Westlake Park offers a soccer pitch and a basketball half-court; two shaded playgrounds and picnic areas are also located here. In the eastern end, the roughly 2-acre Sparrow Park has a walking path leading to covered picnic tables and a jungle gym. The northern 9-acre Egret Park is bordered by a multi-use paved path and includes a turf area large enough for a pick-up football game.Downtown event center and a block party
The Downtown Commons (known as DOCO to locals) just off I-5 is home to the Golden 1 Center, which hosts the Sacramento Kings professional basketball team, as well as weekly concerts, comedy shows and the Ringling Bros. and Barnum and Bailey circus. “DOCO is the spot to be,” says Gunn. “It’s right near the Sacramento River and the Kimpton Sawyer Hotel where basketball teams stay when they play the Kings.” Every October, DOCO hosts a block party, where local shops and restaurants offer samples and giveaways; kids can enjoy a petting zoo and play games here, while disk jockeys mix today’s hits.Pizza at The Westlake Village Shopping Center
In the neighborhood’s southeastern corner, The Westlake Village Shopping Center features pharmacies, locally owned businesses and chain restaurants. Pizza Twist serves family-sized pies with Asian-inspired sauces, while next door, Naan Twist Indian Food offers chicken tikka masala with a creamy, orange-hued sauce. Grocery stores are found a few miles east of the neighborhood across I-5, including Safeway and Sprouts Farmers Market. Department stores like Kohl’s sit further east, while big-box stores, such as The Home Depot, are found about 4 miles southeast. Shoppers can also find locally owned craft and gift stores along the Sacramento River 7 miles southeast.Craftsman-style homes with tile roofs and homeowners associations
Westlake’s early 2000s to late 2010s new traditional Craftsman-style homes are set along sidewalk- and tree-lined streets. These three-to-five-bedroom houses share common features like low-pitched roofs with either flat or rounded tiles, wide driveways leading to two-car garages and well-manicured yards. “Square footage is one of the main determinants of price here,” says Gunn. Within non-gated subdivisions set away from the lake, homes between 890 and 1,800 square feet range from $580,000 to $750,000. In gated subdivisions by the waterfront, homes between 2,500 and 4,000 square feet range from $770,000 to $1.2 million. Each subdivision is managed by a homeowners association that residents are required to join; monthly fees of $120 to $160 allow access to the clubhouse, pool and cabana areas, and cover lawn care. “The only negative here,” says Gunn, “is that you can't park your car directly in front of your house.”Westlake Villas to the southeast offers up to three-bedroom condominiums. Built during the early 2000s, these feature tile roofs, stucco exteriors and one- or two-car garages. Residents here must join the homeowners association, which charges $328 per month for ground, structural and recreational maintenance. Prices range from $315,000 to $445,000 depending on the number of bedrooms.
Access to nearby freeways and bike routes
Westlake is bordered north and west by Interstate 5 (also known as the West Side Freeway), which leads roughly 7 miles southeast to Downtown Sacramento; the neighborhood is quiet despite nearby freeway traffic. Interstate 80 is about 4 miles southeast. Gunn says most residents here rely on their cars to get around, but bike routes run along main thoroughfares like Westlake Parkway and Del Paso Road, and sidewalks skirt the eastern edge of the lake. Sacramento Regional Transit buses stop south along Del Paso Road. Mercy San Juan Medical Center is 16 miles east, while Sacramento International Airport is about 6 miles northwest.Homeowners must purchase flood insurance
Much of North Natomas sits in a flood zone, including Westlake, so flood insurance is required for homeowners. “When it rains, the lake’s waters will rise, which can lead to flooding, but it doesn't pose much of a threat,” says Gunn. “It actually rained really hard on my birthday one year, and there were a few flooded streets, but that was it. It’s also great here because we get all four seasons, though it’s only snowed twice in the 20 years I’ve lived here.”
