Many homes sit on slightly elevated lots with steps leading to wideset front porches. The area has farms and 20th-century Colonials. Cape Cods are also popular here, and several show bright pops of color. Contemporary homes show traditional forms that blend well into the streetscape. Most houses built after the 2000s are located in the far eastern corridor of Sadsbury. Attached dwellings, like duplexes and luxury townhouses, offer additional housing options. New townhouses are found in the Sadsbury Park development, which provides a clubhouse, dog park and other private amenities. Townhouses are often priced between $275,000 to $350,000. Detached homes in the area range from $375,000 to over $600,000 based on size, age and upgrades.

Students split between Coatesville Area, Octorara Area districts
Students residing in the northern region attending Coatesville Area School District may enroll in Kings Highway Elementary School, rated C-plus on Niche. These students move on to The Scott 6th Grade Center, which has a C on Niche. Seventh graders also have a dedicated school at North Brandywine Middle, rated C on Niche. Eighth and ninth graders will start the day at Coatesville Area Intermediate High, and older learners will graduate from the Senior High. Both schools are rated C and B, respectively, on Niche.
Students to the south may attend the Octorara Area School District. Young ones can start their academic journey at Octorara Primary, which has a B-minus on Niche. Octorara Elementary is rated a B and opens its doors to third to fourth-graders. Octorara Intermediate School, which earned a B, educates children in fifth and sixth grade. Older students graduate from Octorara Area Junior-Senior High, rated C-plus. The schools in both districts have a student-to-teacher ratio slightly lower than the national average of 17 to 1.
Kings Highway Elementary in Parkesburg serves 493 students in grades K–5.
North Brandywine Middle School serves approximately 393 seventh-grade students in the area.
Coatesville Intermediate School is a part of the Coatesville Area School District.
Coatesville Area Senior High School in Coatesville has 1,400 students and is rated B on Niche.

Natural Lands Sadsbury Woods Preserve draws hikers, hunters and more
Natural Lands Sadsbury Woods Preserve is one of the largest woodlands in the county. At over 500 acres, there are a number of hiking trails with varying terrain and difficulties to enjoy. The preserve is also a prime location for bird-watching, housing species such as the scarlet tanager and ovenbird. The space also attracts hunters during the fall and winter months.
