Quiet suburban living in southern St. Cloud
Deer Creek’s vibe toes the line between suburban and rural in far southern St. Cloud. “It’s good for people with young families or anyone running away from the tourists, the busyness of Orlando,” says Realtor Orianna Gil Hernandez of Florida Prestigious Homes, who has over five years of real estate experience in the metro. “It’s a little south of the busiest parts of St. Cloud, too, a little outside the heavy traffic areas, and close to some local farms and ranches,” says Chad Vaughan, a St. Cloud-based Real Broker Realtor with almost 10 years of experience. Its secluded, but not terribly remote, location draws homebuyers to Deer Creek.

Early 2000s New Traditional homes
Prices range from about $300,000 to almost $450,000, not far off the St. Cloud median of about $405,000. The prevailing home style is Spanish/Mediterranean-inspired New Traditional, with earth-toned stucco siding and front-facing two-car garages. HOA fees are just under $50 a month, low for the area. The risk of flooding here is minimal, according to FEMA flood maps.
Deer Creek's HOA is quite low compared to some of the areas around.

Canoe Creek elementary/middle school has a STEM magnet
Deer Creek is zoned for Canoe Creek Charter Academy and Harmony High School, part of the Osceola County Public Schools district. The charter school, which is about a mile away and gets a B from Niche, serves kindergarten through eighth grades. Vaughan says the neighborhood’s proximity to the elementary/middle school appeals to families with multiple kids. “It’s a unique setup; most elementary and middle schools are separate. But families like it because their kids can stay at the same school longer,” he says. Canoe Creek has an environmental STEM magnet program with class topics like agriculture, engineering, foods and natural resources.
Canoe Creek Charter Academy is a public school located in St. Cloud.
Harmony High School is a public school in Harmony, S. Cloud.

Outdoor recreation within minutes of Deer Creek
“St. Cloud’s parks and rec system is really impressive for its size,” Vaughan says. There are 17 public parks and recreation facilities packed into the less-than-10-square-mile city. Water Tower Park is the closest to Deer Creek. It has a covered playground, a basketball court and a t-ball field, and is within a mile and a half of most homes. Nearby Royal St. Cloud Golf Links has several nine-hole courses and a driving range. Ted Broda Memorial Park, not much farther north, has lighted tennis courts, a bigger playground and a shaded nature trail.

Grocery stores, farm shops on Canoe Creek Road, downtown nearby
The intersection of Canoe Creek and Old Canoe Creek roads, within a mile and a half of Deer Creek, has shopping options, including Publix and Aldi. There are several fast-food chains scattered around the commercial corner, from Wendy’s and KFC to McDonald’s and Dunkin’. Vanessa’s Coffee Shop is a popular family-owned regional chain that opened a location in the Crosscreek Village shopping center in 2024. Mick Farms and Chapman’s Double C Bar Ranch, a few miles south down Canoe Creek Road, have produce stands and offer pick-your-own berries seasonally. The ranch is also known for its locally finished beef. Downtown is full of locally owned small businesses and restaurants, like Loading Gastrobrunch, known for modern American fare. The Black Squirrel Bookstore & Speakeasy is a used bookstore with a hidden bar, which hosts open mic and jazz nights.

Publix Super Market at Market at Cherrywood provides a welcoming atmosphere and a convenient one-stop shop for all your grocery needs.

Florida’s Turnpike runs north to Orlando
Florida’s Turnpike runs past Deer Creek’s west side, connecting north to Orlando. It’s about a 30-mile drive to the middle of the city, which can take 40 minutes but usually takes longer because of traffic. Orlando International Airport is just over 20 miles away. Orlando Health St. Cloud Hospital is around 5 miles north of Deer Creek.
