St. Cloud's Colonial Gardens neighborhood, for the most part, developed in the mid-1900s a mile and a half from downtown. The neighborhood benefits from proximity to St. Cloud State University, parks along the Mississippi River and major regional employers.“You’re so close to Downtown St. Cloud and the east side, which was the place to be when my parents were growing up,” says Priccilla Carpenter, a lifetime local and Realtor with Premier Real Estate Services. Closer to home are walkable parks and busy Division Street runs along the neighborhood's northern border with shopping and dining options. “It’s a nice spot to be,” she continues. “You’re not in the heart of the city, but you’re still close enough to head right into town.”

Midcentury homes branch off the Colonial Garden roundabout

Colonial Garden Park is at the center of the neighborhood with residential streets branching out from the roundabout encircling the park and playground. Midcentury ranch homes and Cape Cods, many with garages either in driveways or in alleyways separate from the house, are the most prominent architectural styles. Neighborhood sidewalks connect to walkways leading to front stoops flanked by wrought iron railings. Prices range from $130,000 to $225,000, below average for St. Cloud. Noise from nearby Division Street can extend into the residential area.

Retailers and eateries line the Division Street strip

Division Street stretches just north of Colonial Gardens, lined with shopping and dining options just minutes from the neighborhood. “It’s really easy to go out to eat or go to the grocery store since everything you could need is right within that 5-block radius,” Carpenter says. Lunds & Byerlys, Costco Wholesale, Walmart Supercenter and Coborn’s Grocery Store are there as are retailers Ross Dress for Less and TJ Maxx. Chain restaurants and a handful of locally-owned spots are available too, like Brigitte’s Café, a family-owned brunch spot that serves homemade potato pancakes, cheeseburgers and fried steak. Down the street, Up in Smoke BBQ is owned and operated by a local pitmaster whose menu includes pulled pork and smoked brisket.

A 3-mile commute to St. Cloud’s largest employers

Though Division Street is within walking distance, Colonial Gardens is primarily car-dependent. Additionally, Metro Ride bus stops are accessible via St. Germain Street, Roosevelt Road and 25th Avenue. St. Cloud VA Medical Center and Centra Care Health Systems, two of the city’s largest employers and, conveniently, the nearest emergency rooms, are each 3 miles north. Commuters to the Twin Cities can expect a 66-mile drive southeast on Interstate 94. Though St. Cloud Regional Airport sits 8 miles east, the strip mainly caters to charter and seasonal commercial flights. Most out-of-state travelers instead fly from Minneapolis-Saint Paul International Airport, 76 miles southeast.

Public & private schools surround Colonial Gardens

St. Cloud Public School District serves Colonial Gardens students. Many begin at Oak Hill Community Elementary School, about 2 miles south. Oak Hill is a Positive Behavioral Interventions and Supports (PBIS) exemplar school that offers accelerated learning for prekindergarten through fifth grade and receives B-minus from Niche. South Junior High earns a C-plus and partners with St. Cloud State University to provide tutoring and summer enrichment opportunities to prepare for Technical Senior High School. Technical Senior High offers 19 Advanced Placement courses alongside a handful of dual enrollment programs. The school earns a B grade.

Public school alternatives surround Colonial Gardens. Calvary Classical Academy is a nondenominational institution enrolling kindergarten through ninth grade, while St. Elizabeth Ann Seton School is a Catholic institution enrolling kindergarten through 12th grade.

Crossing the University Bridge to Riverside Park

Colonial Garden Playground is at the center of the Colonial Gardens roundabout. Over the years, community members have maximized the space with sculptures and modest groves for neighborhood kids to play. Carlin Playground, a community park offering a basketball court and open field space for neighborly pick-up games, is on St. Germain Street. Many, however, head to Lake George Park to enjoy the garden-lined paths, picnic areas and scenic views of the park’s urban lake. St. Cloud State University’s Outdoor Endeavors Program facilitates paddle boat and canoe rentals. Riverside Park sits on the eastern banks of the Mississippi River. Locals need only cross the University Bridge to reach the park’s greenhouse and walking paths, all overlooking the St. Cloud Hydro Dam. Munsinger Gardens are walkable from the parking lot, where concerts and art fairs pair with curated seasonal blooms.

Summertime concerts at Lake George Park

Beyond year-round recreation, Lake George Park is a gathering space for the city’s annual festivities. The Rotary Club of St. Cloud hosts Summertime by George, for example. Each year from June through August, residents flock to the park to peruse local vendors and check out the rotating roster of local musicians. The series overlaps with Granite City Days, a weekend-long festival in June celebrating St. Cloud’s local flavor. The celebration starts with St. Cloud State University’s Lemonade Concert and Art Fair, a well-known campus tradition featuring 150 art vendors of all ages. Guests can expect fishing tournaments, petting zoos, and a handful of performances by regional musicians on the days to follow.
