Six and a half miles from the historic downtown district, the townhouses and single-family homes of Sunbrook surround a centralized golf course. The planned development is divided into ten subdivisions, with some overlooking Box Canyon and others highlighting the golf course. But all of them have views of stunning Southern Utah landscapes. The community has a mix of Mediterranean and Spanish influences and contemporary styles. Many of the homes have 12-foot ceilings, giving the house a sense of openness, and tree-lined streets add to the feeling of suburbia. There’s a homeowner's association with varying fees depending on the subdivision. Homes sell for an average price of $665,000 after 67 days on the market. Sunbrook Golf Club is one of four golf courses maintained by the city. Its meticulously crafted greens are open year-round, and the course is part of the famous Red Rock Golf Trail. It features three nine-hole zones with red sand traps, significant water hazards and black lava fields. “Sunbrook was private for years, but it’s been opened to the public so people can have a membership without living in the neighborhood,” says Cody Steck, a Realtor with Real Broker and a decade of experience. Nineteen-acre Mathis Park is a long-standing St. George feature just off Dixie Drive. The land was donated by a local family, and some of the original features were washed away in a 2005 flood. It was rebuilt in 2008 with a disc golf course and 120 trees along a walking path. Just beyond the community, Blake Memorial Park is six acres of open green grass and trees with a well-maintained playground and walking path. Eleven miles north, Snow Canyon State Park is an expansive preserve of sprawling red sandstone vistas, lava tubes, petrified sand dunes and miles of hiking trails. There’s only one bus stop in Sunbrook, located at the intersection of Sunbrook Drive and Dixie Drive, two of the neighborhood’s major roadways. Gap Canyon Parkway isn't far away, making getting into downtown St. George or nearby cities like Washington more convenient. Sidewalks connect the subdivisions, so taking an evening stroll or heading to the clubhouse is accessible for everyone. Sunbrook lies three miles from the Shivwits Community Health Center or six miles from the Innovation Medical Group St. George. It’s also 16 miles from the St. George Regional Airport.Local eateries and small shopping centers
There are no retail stores in Sunbrook, but the clubhouse has a restaurant for peckish residents. Green Valley Market is part of a compact shopping center 1.5 miles away on Dixie Drive. It has eateries like Tifiny’s Creperie and Don Pedro’s Family Mexican Restaurant. Tifiny’s Creperie is a casual spot serving sweet and savory French fare six days a week. Don Pedro’s Family Mexican Restaurant is a regional chain that’s been creating delicious meals from authentic recipes since 1995. Less than three miles north of the community, Dixie Sunset Plaza has restaurants, pharmacies and grocery stores, like Albertson’s and Lin’s Fresh Market.Flash floods and wildfire risks
Sunbrook is at risk of wildfires and flash flooding. Wildfires can spread rapidly in extreme heat and high winds, and flash flooding occurs when heavy rains fall in a short period. To protect against these natural disasters, the city ensures buildings meet current construction codes, flammable debris is kept to a minimum and drainage areas are kept unblocked.
