Gated golf community less than 2 miles from the Atlantic Ocean
Resting along the Intracoastal Waterway on the mainland north of Oak Island, the Town of Saint James is where everyday life moves at the relaxed pace of a coastal vacation. “It’s basically Disney Land for adults,” says Thomas McCloskey, a resident and Realtor with St. James Properties. “Imagine a community with a shade under 500 homes on 6,000 acres surrounding a country club.” The gated and guarded St. James Plantation comprises most of the town. Incorporated in 1999, the planned community includes dozens of neighborhoods weaving around multiple golf courses, clubhouses and recreational facilities. Ponds and lakes dot this area, a recognized wildlife habitat with a living shoreline.
Healthcare is the top industry in St. James, with Novant Health’s Heart & Vascular Institute within the community. However, the median age here is 68. According to McCloskey, many residents are retired or work part-time to keep busy. He adds that the community is very active, often working out at the gym, playing rounds of golf or biking around the area.

Custom coastal homes and condos along the Intracoastal Waterway
St. James is divided into more than 60 neighborhoods, offering a mix of single-family homes and condos. Some properties sit in view of golf greens, while others rest along the Intracoastal Waterway. Most homes are custom-built, borrowing elements from Craftsman, New Traditional and Charleston styles. The median price for a single-family home is roughly $760,000, significantly above the national median. However, McCloskey says there’s a large price disparity between homes with open floor plans and traditional layouts. “It’s all dependent on aesthetics. Those built in the last 7 to 10 years with a modern farmhouse feel are highly competitive. Houses painted with dark colors in 2010 are not selling quickly.” Homeowners pay an annual property owners’ association fee of around $1,200 to maintain the community’s private roads, sidewalks and amenities.
St. James can experience hurricanes and flooding along with high winds and wildfires. Waterfront properties rest on stilts, and the town has a committee for wildfire prevention and education. The Brunswick County Sheriff's Office serves the town. However, crime data specific to the community is not readily available.

From beach days to golf tournaments, outdoor activities are popular in St. James. Homeowners have access to four golf courses, multiple tennis courts and pools, plus a private beach club on Oak Island. The marina provides boaters quick access to the Intracoastal Waterway, which can be used to reach waterside restaurants or fishing spots. The town features a few small parks for barbecues and dog walks. A lake is the backdrop for concerts at Woodlands Park’s amphitheater, while Waterway Park features a kayak launch and an oyster reef, which was created to improve water quality and prevent erosion. The expansive Green Swamp Preserve is less than 20 miles away, where hikes through towering longleaf pines offer the chance to see Venus flytraps and orchids in their natural habitats.

Friendships in St. James form over common interests
The St. James Plantation POA has dozens of social organizations ranging from hobby clubs like the St. James Quilters to special interest groups like the Classic/Sports Car Club. “The Service Club is a charitable organization. They do several events during the year where they raise money and distribute it throughout Brunswick County. They’re very grassroots, doing it for local impact,” says McCloskey, who adds that the community actively supports area military families through outreach programs and an annual golf tournament. Several military installations are in the region, including Fort Fisher.

Five restaurants dot St. James, ranging from an upscale steakhouse to a relaxed marina side café serving breakfast, lunch and dinner. More eateries are available across the Intracoastal on Oak Island. Two grocery stores bookend St. James along State Route 211, but residents travel up to nearly 50 miles to nearby towns and cities for all other retail needs. Southport, a neighboring fishing town known for its mom-and-pop-style businesses, offers boutique shopping, while Wilmington’s indoor and outdoor malls feature dozens of name-brand stores.
