One of the most densely populated neighborhoods in St. Louis, Gravois Park houses over 5,000 people within its mile-long stretch. Less than 5 miles from downtown, the neighborhood offers convenience a step away from the busiest hub in the city limits. Often known to be occupied by creatives and folks working locally, the neighborhood maintains a connected feel with a shared commitment to the community’s trajectory toward improvement. “The neighborhood association is pretty strong. They care a lot about the area and cleaning up after it,” says Realtor Kelsey Snell of Garcia Properties, a top agent for Gravois Park with over five years of experience in the St. Louis real estate market.

Renovating brick houses from Grand Boulevard to Jefferson Avenue

Gravois Park has seen over 100 years of growth and change. “It’s more of an up-and-coming area. There’s been a ton of development and rehabs,” Snell explains. Brick duplexes and single-family homes line each street, and some houses have been recently renovated. Residents living near Cherokee Street enjoy walkable access to art galleries, event venues and bars, which remains a draw for artists living in the community. Turnkey three-bedroom homes typically start at around $200,000, though some extend beyond $300,000, depending on the degree of renovation completed. For those looking to build sweat equity, houses sold as-is begin close to $30,000.

The general atmosphere around here is okay but in the future it will get worse. It will worsen because the children are not going to school and parents aren't having great expectations for the youth.
