Hathaway Manor holds relative value on St. Louis’ north side

Behind its neat lawns and cohesively styled midcentury homes, Hathaway Manor is a section of St. Louis that can still give buyers bang for their buck. Located roughly 13 miles north of downtown, this neighborhood is known for pricing that’s lower than other parts of the city. Still, residents have quick access to Interstate 270 and to a range of amenities. “This neighborhood has been discovered by realtors and investors, and there’s been a lot of activity as far as rehabbing properties,” says local Realtor Bobby Eskridge, who’s the owner of Alpha Resources and has 40 years of industry experience. “Which, of course, has pushed up the value of those homes significantly. But they’re still affordable.”

Area homes come with similar layouts

The majority of Hathaway Manor’s houses date to the 1950s and 1960s. Most are ranch-style options with attached garages and floor plans from 1,000 to 2,000 square feet. “Typically in that area it’s predominantly three bedrooms, two baths or one and a half baths. With a full basement, sometimes a finished basement,” Eskridge says. Properties line mostly residential blocks and feature a fair amount of lawn space, on lots between one-tenth and one-fifth of an acre. “The neighborhood is kind of on the rebound,” Eskridge says. “It had been undervalued.” Hathaway Manor homes that need work sell for $60,000 to $100,000. Properties in better condition go for $120,000 to $270,000. That’s compared to the city's median sale price of about $670,000.

Residents are surrounded by retail

Hathway Manor may be heavily residential, but locals aren’t isolated from commercial attractions. New Halls Ferry Road, less than 1 mile west, has stores including The Home Depot and chain eateries from Applebee’s to Steak ’n Shake. Renee’s Restaurant & Bar, just off New Halls Ferry, is a draw for its seafood. Lindbergh Boulevard, about 5 miles northwest, has Target, Petco, Handyman True Value Hardware and a Dierbergs Markets grocery store, in the neighboring city of Florissant. “Lindberg Boulevard in Florissant is very busy,” Eskridge says. Locals can also head about 3 miles east for Sierra Vista Plaza, which is anchored by a Schnucks supermarket and adjacent to a Dollar Tree.

Nearby areas offer opportunities for community gatherings

Residents are so close to Florissant that some of that city’s events are closer than ones within St. Louis. Florissant’s annual Valley of Flowers Festival, which started in 1963, happens in early May at the Duchesne Home Association Grounds, 6 miles away. The festival features live music, bounce houses, a petting zoo, a car show and a parade. Major events in St. Louis include Celebration St. Louis, a Fourth of July fair with fireworks held around The Gateway Arch downtown, roughly a dozen miles south of Hathaway Manor.

Local public schools can vary

Most of Hathway Manor is zoned for the Hazelwood School District, a system that gets a C grade from Niche. Students may attend the C-minus-rated Keeven Elementary, where they can participate in music activities like a guitar club and a spring concert. Hazelwood Central Middle also gets a C-minus and has its own athletic teams, from girls volleyball to boys basketball. The C-rated Hazelwood High has extracurricular activities like a robotics club and a fishing club.



A small southern section of the neighborhood is part of the D-minus-rated Riverview Gardens School District. The D-rated Lewis & Clark Elementary has a flag football team and an art club. Central Middle also has a D grade, and offers after-school activities including an orchestra and a science club. Riverview Gardens High gets a C-minus and includes a career and technical education department with programs in business, marketing, and family and consumer science.

Outdoor escapes are a relative stone’s throw away

The Bellefontaine Conservation Area is about 133 acres east of Hathaway Manor “A lot of people like to hike that area,” Eskridge says. The area is also a draw for fishing, with its Bluegill Lake. Veterans Memorial Park, 2 miles north, encompasses the North County Recreation Complex, a facility with a gymnasium, a fitness center and an indoor track. The park also features a playground, a lake and the 18-hole Eagle Springs Golf Course, which is open to the public. Dunegant Park, 3 miles northwest, has a disc golf course.

Interstate access is a key asset

Eskridge says many people want to be on the Interstate 270 corridor, and Hathaway Manor sits on a portion of that highway. “You’re close to a lot of things because you’re accessing that freeway there,” Eskridge says. For example, the St. Louis Lambert International Airport is about 10 miles away using I-270 and I-170. Locals can hop on Dunn Road, which borders 270, to reach the nearby Christian Hospital. The hospital employs over 1,800 people. The St. Louis area’s Metro bus also runs through the area, with stops on thoroughfares like Old Halls Ferry Road.
