Hi-Pointe packs a vast number of first-rate amenities into a tiny space ten miles west of St. Louis. Half the area’s 3,000 residents rent their homes in stately buildings dating to the 1920s and 1930s. More than half of them are college grads with a median age of 39 and an average household income of $84,000. The grand Forest Park marks the neighborhood’s northern border. Designed by Central Park’s architect, Forest Park is the nucleus of St. Louis’s cultural gems, including the St. Louis Zoo, the Saint Louis Art Museum, the Missouri History Museum and the planetarium, all free, all under a mile away. Hi-Pointe is part of the highly walkable area known as Dogtown, named for shelters around the clay mines where Irish immigrants worked in the early 1800s.

Brick single-family homes complement Early 20th Century apartment buildings
Homes reflect the neighborhood’s diversity with a mix of condos and apartments in historic brick buildings and various single-family and duplex homes. Many of the area’s homes and streets are built with bricks made here. Despite the diversity of home styles, the neighborhood feels “very coherent” to Patty Emory, a broker/agent with Keller Williams Realty St. Louis who’s been selling homes in the area for three decades.
Stone and brick ranch-style homes and duplexes, bungalows, Tudor Revival-style and Craftsman-style homes start in the mid-to upper-$100,000s.
Brick bungalow homes and duplexes, large, two-story Dutch Colonial homes and remodeled town homes are priced in the $200,000s and completely two-story homes or brick complexes can run into the $400,000s.
The median sales price is $237,000. Sales are up 15% over the previous 12 months in what Emory calls a “tight market.” The average time to sell a home in Hi-Pointe is 35 days compared to the U.S. average of 42 days.

Walk to indy films, cool restaurants and grocery stores
Cinema buffs can catch art films at the Hi-Pointe Theater and hang out at hip spots in nearby Clayton, like Louie on De Mun or Sasha’s on De Mun, which has a double-deck patio. Both are favorites of Keller Williams Chesterfield realtor Lance Merrick, who’s been selling homes in the area for six years.
“Louie has a really fun electric energy you don’t get at any other St. Louis restaurant,” he says.
The Hi-Pointe Drive-In north of I-64 has served burgers and shakes since 2017.

Forest Park offers world-class entertainment for free, including concerts featuring the St. Louis Symphony Orchestra and Shakespeare in the Park. Locals celebrate St. Patrick’s Day by walking to the Dogtown Irish Festival and Parade, which turns 40 this year. Led by the Budweiser Clydesdales, the parade includes over 100 units.
City magnet school offers Chinese and Spanish language to middle schoolers
Students can walk to the Dewey International Studies Elementary magnet school, which earns a C-minus from Niche. Dewey integrates Spanish and Chinese languages into its curriculum. Students can also attend C-rated Mason Elementary rated. Long Middle Community Education Center and Roosevelt High School both earn a C-minus.

Bigger and better than Central Park right in St. Louis
Forest Park isn’t just about the cultural amenities. The 1,300-acre park includes 30 miles of paths and trails among carefully restored native habitats. AllTrails gives Forest Park’s eight trails a 4.4 rating.
"A stroll through the St. Louis Zoo at Forest Park is free when a similar outing would easily cost $100 in other cities,” Emory says.
Another popular spot for walking and playing tennis is Concordia Park, one mile away in Clayton.
Locals can take a dip or enroll in a class at the Heights Community Center. Little Leaguers play their games at Hanley Park, which has basketball courts and picnic areas.

Instant access to Interstate 64/U.S. Route 40 and public transit simplify travel
Getting to and around St. Louis and beyond is easy, as drivers can get on Interstate 64 (I-64)/U.S. Route 40 at McCausland Avenue. They can take Interstate 170, about 12 miles north, to get to Interstate 70, which takes them to the St. Louis Lambert International Airport. Residents can take the MetroBus, which has stops in the neighborhood along Clayton Avenue, or the MetroLink light rail, which has stops in the area.
Locals can expect noise and occasional flooding in some areas
Noise can be a factor anywhere along Interstate 64. Still, it can be especially noisy at McCausland Avenue and W. Park Avenue when fire trucks take off from Fire Station #22.
Flooding can be an issue below Nashville Avenue, near Forest Park above Oakland Avenue and near the western border above I-64. Hi-Pointe rates a 3 out of 10 on the CAP Index, meaning it’s considered safer than the average U.S. neighborhood.
