Historically Black, star-studded community seeing improvements
About 4 miles north of Downtown St. Louis, The Ville is a historically Black neighborhood that has produced dozens of stars like Tina Turner and Chuck Berry – the “Queen and Father of Rock ‘n’ Roll,” respectively, tennis great Arthur Ashe and many others who have made significant impacts on American culture through the arts, sports and Civil Rights Movement. Today, local organizations are working hard to restore the neighborhood. Gail Brown, broker for Brown–Kortkamp Realty Company, partners with Northside Community Housing, which aims to build affordable homes in The Ville and other northside neighborhoods. Brown says, “It was a community that was thriving and now you have developers and housing organizations that are looking to bring back that history in terms of letting people know where we’ve been and how we can make improvements to bring the neighborhood back to its glory and beyond."
Home to nearly 6,000 people, The Ville has over a century of history.

Century-old homes ripe for investment
The Ville's grid-pattern streets are lined with single-family homes built in the late 1800s and early 1900s. They include small bungalows and Dutch colonial-styles on quarter-acre lots, rows of nearly-touching shotgun houses and larger five-bedroom American Foursquares. Prices vary on the condition of the home. Vacant houses in need of renovations sell for around $15,000 to $35,000. Restored homes generally range from $40,000 to $75,000, though some larger homes can fetch up to $100,000. Next to many of these homes are empty lots, which developers are using to build newer bungalows, which sell for around $50,000 to $80,000. "I truly believe it is an up-and-coming neighborhood," says Brown. "And now is the opportunity to buy a house because in a few years, as these developers come in, property values will continue to appreciate. So I think there's a lot of momentum."
The Ville features many brick style homes from the early 1900s.
Turnkey homes in The Ville begin around $60,000 and reach up to $250,000.

Students may attend either Hickey or Columbia Elementary Schools, which receive D-plus and C-minus grades, respectively. They’ll go on to Yeatman Middle and Sumner High, both of which get D-plus grades. Sumner, which is listed in the National Register of Historic Places, was the first all-African American school west of the Mississippi River, where the aforementioned stars attended. Today, the high school, named after abolitionist senator Charles Sumner, has been fought for by alumni and local organizations to remain open, and has implemented the Arts Pathway program as part of a recovery process to attract students interested in music, visual arts, fashion and other arts studies.
