Preserving community identity north of Delmar Boulevard
Victorian architecture stands next to 2000s-era new construction in Visitation Park, a neighborhood 6 miles outside Downtown St. Louis. “People are excited about moving into that community because of the new development that’s going up in the area,” says Maia Johnson, a broker and sales manager at Guru Realtors in St. Louis. According to Johnson, historic architecture near Ivory Perry Park piqued the interest of investors. It’s not uncommon to see 1910-era brick Foursquares in the midst of renovation, and new businesses like Deli Divine have decided to set up shop along Delmar Boulevard, attracting visitors in search of fresh-made rye, corned beef and sour pickles. In Visitation Park and West End next door, groups like WeCollab are working to preserve community identity while ushering in a new age of development — a 20-year plan is in the works. For the last century, Delmar Boulevard has acted as a racial and socioeconomic dividing line in the St. Louis metro area, separating majority black neighborhoods to the north from majority white neighborhoods to the south. Today, several organizations along Delmar (the Magic House Children’s Museum, Third Degree Glass Factory, etc.) have become part of what’s known as the Delmar Maker District (DMD), and residents can swing by designated organizations on the third Friday of every month for live music, food vendors and special exhibitions. The city’s MetroBus system runs along Delmar all the way into Downtown St. Louis, making Visitation Park attractive for commuters looking for a lower cost of living outside the city.

Early 20th-century investment properties and Colonial Revivals
Prices in Visitation Park vary wildly depending on a home’s condition, but average values hover around $120,000. Investors will find pre-World War I Foursquares and Victorian-inspired homes in need of a fresh coat of paint (and more intensive internal repairs) for under $100,000. Some have gone unoccupied for several years. Due to their age, most houses in Visitation Park don’t come with attached garages, and cars park in the street or in side-yard driveways. Recent years have seen the onset of new construction, and Colonial Revivals with stone detailing built during the early 2000s can hover around $220,000. Those who prefer to rent can find units in Forest Park Apartments to the south or Soho Lofts on Enright Avenue.

Basketball hoops a walk away and museums in Forest Park
Named after the famed Civil Rights activist, Ivory Perry Park is a short walk away from many family homes in Visitation Park. Once the site of a convent in the early 1800s, the park now has hoops for pickup basketball and a playground. In June, the park will typically host a free outdoor concert series. Directly south is Forest Park, which spans over 1,300 acres and famously welcomed large-scale events like the World’s Fair and Summer Olympics in 1904. Today, it sponsors the Great Forest Park Balloon Race, and Visitation Park residents can look up to see dozens of colorful hot air balloons between the clouds every September. Onsite, there’s also the St. Louis Zoo, St. Louis Art Museum (which houses works by famed artists like Monet and Picasso) and the Missouri History Museum, where entry is free of charge.

Deli Divine, a late night diner and plenty of fast food options
In 2023, James Beard Award semifinalist Ben Poremba opened Deli Divine off Delmar Boulevard. The New York-style Jewish deli and market serves up smoked whitefish on fresh-made bagels, hand-sliced pastrami on rye and plenty of sour pickles. There’s also Blueberry Hill a bit farther west. The kitchen stays open until midnight in this well-known St. Louis diner, and touring musicians perform in the attached music venue, Duck Room. Residents will also find a selection of fast food restaurants at the intersection of Kingshighway Boulevard and Delmar; there’s a Burger King, Taco Bell and KFC. Nearby, pick up groceries at Aldi or drive north past Page Boulevard to shop at Save A Lot.

Delmar Loop music venues and tickets for the Union Avenue Opera
Along with the Blueberry Hill Duck Room, the Delmar Loop is home to music venues like The Pageant and Delmar Hall. To the east, families enjoy The Magic House, a children’s museum with a design lab and an artists' studio — admission is $6, and some choose to invest in yearly memberships. Within Visitation Park itself, the Union Avenue Christian Church serves a double purpose as the stage for the Union Avenue Opera since the mid-1990s. Past productions have included La bohème, Falstaff and A Little Night Music. The church also hosts the West End Players Guild, a community theater organization that’s been going strong for well over 100 years.

Public schools in the area include Hamilton Elementary, which earned a C-minus from the educational review site Niche, Yeatman-Liddell Middle School and Sumner High School, which both earned a D-plus. Soldan International Studies High School, a public magnet high school, attracts area students with a science-focused curriculum. Students can learn about DNA-mapping, bio-engineering and human medicine through hands-on experiences like dissection, and Project Lead the Way enables students to shadow professional biomedical scientists and doctors during their senior year. The high school also enjoys a strong relationship with St. Louis University, Washington University and the University of Missouri-St. Louis.

Pick up the MetroBus along Delmar Boulevard
The MetroBus system runs along major neighborhood thoroughfares like Delmar Boulevard and Union Boulevard, giving those without their own cars access to the surrounding St. Louis Metro area. There’s also MetroLink, the city’s light rail service. Pick up the Red Line at Delmar Loop station — it originates near the St. Louis Lambert International Airport, passes by Forest Park, and ends near the Scott Airforce Base.
