A northside neighborhood offering opportunity
Walnut Park East took its name from the nut and fruit trees that were once prevalent here. And though the landscape is much different today, the area can still be fruitful in some ways. A lot of the established homes that fill this northside St. Louis neighborhood aren’t in the best condition, but the accessible prices available here as a result offer opportunity for buyers to get in low and fix up an existing property. “It's moving up fast," says Realtor Phillip Young of Berkshire Hathaway Home Services, who has sold several properties in and around Walnut Park East.

Established homes can be a canvas for renovation
Most of this area’s homes were built from the early to mid-20th century, many of them Craftsman-style bungalows. Density varies, so in some areas lots open up to about a tenth-acre, leaving more space between homes. Properties go for as low as $2,500 and up to $80,000 based on the condition. "People might be liking the prices, but it's mostly investors that are buying," Young says. The investors often fix up properties to use as rentals — 47% of the neighborhood’s population are renters.

"A lot of people use the bus in that area, so it's pretty reliable and easy to get a bus from pretty much anywhere, but the tram isn't as close to the neighborhood as the bus,” Young says. People here also enjoy quick access to Interstate 70. which leads 7 miles north to the St. Louis Lambert International Airport and 7 miles south to Downtown St. Louis. I-70 runs into I-44 for drives to the 365-bed SSM Health Saint Louis University Hospital, too, 11 miles away.
