First-time buyers find forever homes in Cobblecrest
A western suburb of Minneapolis, St. Louis Park is where buyers head for a bit more yard space and flexibility in terms of real estate options. Developed first and closer to the city, its eastern side is generally more expensive, and its western side offers homes more affordable for first-time buyers. Cobblecrest is a cozy neighborhood on the west side of St. Louis Park, filled with ’40s- and ‘50s-built ranch-style homes and bungalows at lower price tags than in other parts of the city. Renovations and rebuilds have been a recent trend in St. Louis Park, with many buyers flipping older homes to resell. Though property values have risen in the area, Cobblecrest thus far has dodged any significant price surges that come along with redevelopment, so first-time buyers can still find affordable homes here, and there are great opportunities for those looking to flip. Tree-lined residential streets create a cozy suburban oasis in Cobblecrest, just 10 minutes from downtown Minneapolis.

1940s- and ‘50s-built ranch-style homes and bungalows
Most homes in Cobblecrest were built in the 1940s and ‘50s, primarily ranch-style homes and bungalows. Exteriors are modest, typically built with brick, vinyl or shake siding, and lawns are generally sizeable, with St. Louis Park offering larger lot sizes than Minneapolis. A few homes in the neighborhood back up to one of Cobblecrest’s small lakes, so residents can paddle onto the water right from their backyards. Tall trees line the neighborhood streets of Cobblecrest, providing a coziness and seasonality not always available in suburban areas. St. Louis Park has a diverse stock of real estate: “There are starter homes, there are middle homes, and there are upper-bracket homes,” says Realtor Gary Metchnek, who’s sold in the area for over 20 years. Realtor Michael Kootsikas, who has nearly 10 years of experience, elaborates: “On the western side of St. Louis Park, there are a lot of great opportunities for first-time buyers.” In Cobblecrest, prices vary but run slightly higher than the Minneapolis metro area’s average. Sales prices start at $250,000 for a three-bedroom bungalow and occasionally exceed $750,000 for a large newly built home. Generally, buyers should expect to spend between $300,000 and $500,000 for a three- or four-bedroom home.
