Ranchers at coastal bungalows under $650,000
Garden Manor occupies a small cross-section of residential and commercial space on the western half of St. Petersburg, a few blocks from the beaches along the Gulf of Mexico. Its narrow, palm and cypress-lined streets are filled with ranch-style homes and coastal contemporary bungalows. “They’re popular with first-time homebuyers and those looking to downsize,” says Helle Hartley, a Realtor at Century 21 Jim White & Associates with over 275 closed sales across St. Petersburg. Most homes were built in the mid-1950s and range from the high-$200,000s for a two-bedroom around 900 square feet to the low-$600,000s for a three-bedroom around 1,800 square feet. All homes have multi-car garages or a covered carport, in-ground pools and wide, paved driveways for boats or other toys. Lot sizes average around 8,000 square feet, and most houses have tropical landscaping. A large lake sits on the community's eastern edge. Many homes sit along the water with private boat docks. Residents are within walking or biking distance of several parks, restaurants and shopping centers. According to Hartley, Garden Manor’s elevation is also a driving factor for those buying in the area. “One of the biggest draws is that most of the neighborhood is zoned as a ‘non-flood zone,’ which means that the insurance is far less than areas closer to the coast,” she says.
