Hampton Plantation offers quiet on the northern end of St. Simons Island

Hampton Plantation's location on the scenic, northern end of St. Simons Island gives locals of this gated community a comfortable distance from the island's busier southern quarter, which receives the bulk of the tourist traffic. "You go up there in the northern end, and it's a completely different atmosphere," says local Realtor Diana Fisher of Maritime Realty Group. Fisher has sold homes across the area for a decade and lives in St. Simons Island. "At the center of the community is this beautiful clubhouse surrounded by an immaculate golf course." Hampton Plantation has a range of housing options, from mansions of more than 5,000 square feet to townhomes, all nestled in a verdant coastal environment alive with tropical plants and ample wildlife.

Custom homes overlooking marshes, a golf course and the Hampton River

Hampton Plantation is framed by the Marshes of Glynn to the west, the King and Prince Golf Club to the east and the Hampton River to the north. Moss-draped oaks, massive pine trees and tropical plants accent the community's narrow streets and sizable lots. "Homes here are well-placed within the trees and in the natural environment," Fisher says. The community was developed in 1989, and custom homes started to pop up in the following years. There are just over 300 housing sites with varying home styles and sizes. Some homes measure over 5,000 square feet, while some are under 2,000. The community's townhomes, located on Limeburn Drive and Kiln Circle, list from $440,000 to $650,000. A few patio homes list from $500,000 to $700,000, but most single-family homes sell between $800,000 and $2 million.

Home of the King and Prince Golf Club

At the heart of Hampton Plantation is the King and Prince Golf Club, a semi-private club with a robust list of amenities. The club operates and maintains a 6,462-yard golf course that merges and winds around marshes and small lakes, as well as a 15,000-square-foot teeing area and a 3,500-square-foot chipping green. The neighborhood also offers proximity to the Hampton River Marina. The marina's location on the Hampton River makes it an ideal spot to reach Little St. Simons Island. Marina amenities include wet slips, boater services, fuel, maintenance and trailer storage. Plus, the marina features a ship and bait store.

Most dining options are a few miles south into central St. Simons Island

The King and Price Golf Club operates the neighborhood's only restaurant, 100 Tabbystone. It's in the clubhouse and features indoor and outdoor seating, offering views of the golf course and lake. Additional dining options are outside the neighborhood. Several restaurants pepper Frederica Road, including Dorothy's Cocktail and Oyster Bar. "Dorothy's is a nice, upscale restaurant with an exciting atmosphere," Fisher says. Raw oysters, steak and classic cocktails are on the menu. Additional restaurants, from Delaney's Bistro to Brogen's North, are about 9 miles away. Harris Teeter is around 10 miles south.

Glynn County Schools earn high remarks on Niche

Glynn County Schools scores an A-minus on Niche and serves just under 13,000 students. Oglethorpe Pointe Elementary has an overall A on Niche, ranking it the county's best public elementary school. Oglethorpe Pointe features a Marsh Lab where students can learn about local salt marshes, wetlands and estuaries through various educational activities. Niche gives Glynn Middle School an A-minus and Glynn Academy an A. Glynn Academy was founded in 1788 and is the second-oldest high school in Georgia.

Getting around St. Simons Island

Hampton Plantation is car-dependent, but residents often use golf carts within its gates. Hampton Point Drive is the only road out of the neighborhood. St. Simons Island Pier Village, the heart of the Island, is about 12 miles south. Brunswick is about 17 miles away, home to Brunswick Hospital. St. Simons Island has an immediate care center about 12 miles south of Hampton Plantation. Brunswick Golden Isles Airport, located 25 miles away, offers commercial, domestic flights. Jacksonville is an 86-mile trip south.

Risk of flooding on a barrier island

Hampton Plantation is near the Hampton River and on a barrier island, making it susceptible to flooding. According to First Street, the neighborhood has severe flooding risks over the next 30 years and experiences extreme wind speeds during severe weather events. Summers are hot, and over 40 days in the past year experienced temperatures above 100 degrees.

Crime

The overall CAP Index crime score is 1 out of 10, lower than the national average of 4.
