Hampton Point is a scenic community in northern St. Simons Island
At the quiet northern edge of St. Simons Island, the neighborhood of Hampton Point is separated from tourists and settled amid the barrier island’s biodiverse marshes. “Since a lot of homes are on the marsh, they have a perfect view, depending on where they’re located, of the sunrise or sunset,” says local Realtor Diana Fisher of Maritime Realty Group. She’s sold homes across the region for 10 years and resides on St. Simons Island. “And the views are just stunning. They’re breathtaking.” The neighborhood is separated from the busier areas of St. Simons Island by a winding, tree-lined road. “It’s away from the hustle and bustle of the rest of the island,” Fisher says. “Even the drive there is so serene.” The neighborhood offers proximity to an amenities-rich clubhouse and is home to a marina.

Custom homes under a canopy of aged oaks
Hampton Point is framed by salt marshes and saltwater estuaries, jutting into a slight bend of the Hampton River. Massive oak trees canopy the neighborhood, and its narrow streets remain fairly shaded throughout the day. The neighborhood's first homes date to the 1980s and are all custom to the original owner. Lots often measure around one acre and are full of century-old, moss-draped oaks characteristic of the area. Many homes along Hampton Point Drive border the Hampton River or Jones Creek and feature private, deep-water docks. Several townhomes and condominiums are available along Plantation Point Drive and are listed from $400,000 to $800,000. Single-family homes typically sell between $800,000 and $2 million. Homes priced over $1 million usually overlook the water.
Some residents choose to live in townhomes or condos located on the neighborhoods north end.

Glynn County Schools receives an overall A-minus on Niche and serves over 12,500 students. Niche ranks Oglethorpe Point Elementary as the best public elementary school in Glynn County, giving it an overall A. The elementary school features a Marsh Lab that allows students to learn about local salt marshes, wetlands and estuaries through educational activities. Glynn Middle School has an A-minus on Niche, and Glynn Academy scores an A. Established in 1788, Glynn Academy is the second-oldest high school in the state and the fifth-oldest in the nation.

Water is the lifeblood of the community. The Hampton River Marina offers direct access to the Hampton River, with wet slips, boat launching and dry stack storage. The marina is often used as a jumping-off point for boaters trying to reach Little St. Simons Island, accessible exclusively by boat and known for its kayaking trails, fishing and nature walks. The King and Prince Golf Club is a semi-private organization open to Hampton Point residents. Members enjoy resort-like amenities, like a fitness center and oceanfront pools. Hampton Point is removed from most St. Simons Island restaurants and stores. Bennie’s Red Barn, one of the closest restaurants about 6 miles away, is the oldest privately owned restaurant on the Island. Red and white-checkered tablecloths adorn tables under a vaulted ceiling with wooden beams. Pasta, chicken and steak are on the menu, and the Treebar has a full-service bar and frequent live music. Additional restaurants are available along Frederica Road, including spots like Sal’s Neighborhood Pizzeria and La Plancha Restaurant. Harris Teeter is in the Shops at Sea Island, about 8 miles away.

Navigating St. Simons Island
Hampton Point is a car-dependent community, and Hampton Point Drive is the only route out of the neighborhood. St. Simons Island Pier Village, known as the city’s downtown area, is 12 miles south of Hampton Point. St. Simons Island features an immediate care center about 12 miles away, but Brunswick Hospital is an 18-mile trip onto the mainland. Brunswick Golden Isles Airport offers domestic flights about 25 miles away. Interstate 95 is accessible about 25 miles away, which leads around 70 miles south to Jacksonville.
Flooding risks on the Island
Hampton Point is on a barrier island and is susceptible to flooding during severe weather. According to First Street, the entire Island is at an extreme risk of flooding, so flood insurance is recommended.
