An established Salem neighborhood steps from the city center
Grant is a small urban neighborhood within walking distance of Downtown Salem, full of vintage homes that are standing the test of time. “That’s where a lot of the smaller, older homes are. It’s been fun to watch some of those areas get improved,” says Denise Busch, a broker at Paramount Real Estate Services, who has worked in Salem for several years. “People are buying the older homes that were used as rentals. Some of the landlords are getting out of the rental business, so they’re selling them. People come in and fix them up and live in them or flip them so you can get a family in there. There are some really cute homes in some of these older neighborhoods.” The neighborhood is primarily residential but has easy access to nearby restaurants in Downtown Salem, plus a few businesses of its own.

Supporting local businesses in and around Grant
Broadway Coffee House is one of the few restaurants in the neighborhood, serving coffee and pastries in a large, two-story space. The shop has an industrial chic design and a large mural on the second floor that one of the baristas painted. Just a few blocks down, Christo’s Pizzeria & Lounge serves pizza and other Italian dishes in a casual, dimly lit dining room. The Salem Cinema on Broadway Street shows independent, foreign and arthouse films. The neighborhood’s proximity to Downtown makes it easy to enjoy a meal at one of the many restaurants nearby, including Masonry Grill. This rustic bar and grill serves local craft beer and creative burgers. Taproot Lounge & Café is open from breakfast to late night and is known for its vegan options. Groceries are available at nearby stores like Safeway or Fred Meyer.

A neighborly community with several local outreaches
Grant is a community-oriented neighborhood where locals constantly work to help their neighbors. Broadway Commons is a large multi-use building home to several local businesses, including the coffeehouse. Built in 2010 as a project by nearby Salem Alliance Church, the building has reservable meeting rooms, prayer rooms and is home to the Salem Free Clinic, which provides free healthcare to uninsured and underinsured people in the community. The Recovery Outreach Community Center has multiple small groups focused on helping people with all kinds of recovery. The groups do various activities, such as yoga, karaoke and art.
Established homes in a walkable urban neighborhood
Homes in Grant include modest Tudor cottages, bungalows and Craftsman houses. Most were built in the first half of the 20th century, including several from the 1900s to 1930s. Homes that have been renovated or updated often have new appliances, flooring or windows. The houses are close together, and the median lot size in the neighborhood is around 6,000 square feet, just enough room for a small front and back yard. Sidewalks provide walkability through the neighborhood, while leafy trees offer shade during the spring and summer. The average size of a home is around 1,400 square feet, but buyers can find houses up to 2,500 square feet. Most homes in Grant cost between $400,000 and $600,000.

Parks of all sizes in Grant and nearby
Grant Park is a small green space with a playground, picnic shelter and baseball field. The neighborhood is a short distance from Riverfront Park in Downtown Salem, which constantly has something happening. “They have a big taco festival where they fence it off, and then in the summer, they’ll bring in bands for music,” Busch says. “I think Salem focuses a lot of stuff through Riverfront Park.” On any given night, residents can find run clubs taking off from the park, families enjoying time on the playground or couples taking dance lessons at the amphitheater. There is a large open space where people gather to play games like Spikeball. The park is also home to Salem’s Riverfront Carousel, an indoor carousel featuring handcrafted horses, llamas and dragons. For more outdoor adventure, Silver Falls State Park is about 25 miles east of the neighborhood. The park is well-known for the Trail of Ten Falls, a 7-mile loop with towering waterfalls, including several that hikers can view from behind. The park also has picnic areas and campgrounds for an extended trip.

Challenging students at an early age in Salem schools
Grant Community School is in the heart of the neighborhood and is rated a B-minus by Niche. This school serves kindergarten through 8th grade and has a dual language program in English and Spanish. Parrish Middle School and North Salem High School each receive C ratings. The high school serves approximately 2,200 students and added new facilities in 2019, including 20 classrooms, a science lab and new gyms. North Salem High offers career and technical education courses in cabinetmaking, culinary arts and engineering technology. The school also has a JROTC program and an award-winning marching band.

Walk, bus or drive around Salem
Grant is about 1 mile north of Downtown Salem, making it easy to walk to the city center. The sidewalks and gridded streets add to the area's walkability, by making nearby restaurants, schools and work accessible by foot. Bike lanes add another mode of transportation in the area. Several Cherriots bus routes pass through the neighborhood, offering access to Downtown, east Salem and the nearby city of Keizer. Broadway Street, Fairgrounds Road and Market Street are the major roads in the community, with Market Street connecting the neighborhood to Interstate 5, about 2.5 miles away. Salem Hospital is about 2 miles south of the neighborhood, while the closest airport is nearly 60 miles away in Portland.
