Quiet community on the edge of metro Salem
Hayesville is a vast suburban neighborhood north of Salem where the agricultural Willamette Valley meets the metropolitan capital city. “It’s accessible to Interstate 5 but also close to amenities in Salem. You’re really only 10 minutes away from anything around there,” says Terry Mangum, a broker with Berkshire Hathaway HomeServices Real Estate Professionals with more than 30 years of experience. “You’re not far from Keizer Station, which is on the other side of I-5 and has a wide variety of restaurants. You’ve got a number of pick-your-own farms during the season.” With suburban shopping malls and rural farms nearby, Hayesville makes it easy to enjoy all aspects of the Willamette Valley.

Hayesville was founded as a community in the mid-1800s, but modern development started in the 1950s and 60s and has continued since then. “The homes usually have larger-sized lots. There are some townhouse communities in the neighborhood as well. Most homes are on suburban streets that, while they might not have sidewalks, are quiet enough for residents to stroll through the neighborhood. The median lot size in the neighborhood is around 7,400 square feet, larger than in nearby communities like North Lancaster and East Lancaster. Single-family homes typically cost between $300,000 and $570,000. Townhouses in the area cost between $250,000 and $385,000. Homebuyers should know that the CAP Index scores Hayesville a 7out of 10 for motor vehicle theft, which is higher than the national average of 4.
