A small Salem neighborhood with a central golf course
While the namesake nine-hole golf course might be the initial draw to Meadowlawn, buyers in this residential neighborhood also benefit from its location near many of Salem's major commercial corridors. “Meadowlawn is a very convenient location. You’re close to quite a few restaurants and larger department shopping,” says Realtor Brandon Fahlman of Kithkin Real Estate and a longtime area resident. “Plus, you can easily access Interstate 5 if you’re commuting into Salem.” Being so close to major thoroughfares and retail hubs makes Meadowlawn well-connected to every corner of Salem.
Diners, food halls and malls around Meadowlawn
State Street and Lancaster Drive intersect in Meadowlawn and are full of retail and restaurant options. “The Yard is one of the most popular spots in the area. There’s a bunch of different food trucks, and there are a lot of events like live music and trivia,” says Fahlman. The Yard Food Park is located on State Street and has vendors offering Philly cheesesteaks, seafood and Mexican dishes. The Ritz Diner on Lancaster Drive serves breakfast and lunch classics in a small, old-fashioned restaurant. Taqueria Los Panditas is a casual Mexican restaurant serving authentic tacos and tortas. Just 2 miles north of the neighborhood, Willamette Town Center is a large indoor shopping mall with stores like HomeGoods, Nordstrom Rack and Burlington. Other big-box stores in the area include Target, Best Buy and Dick’s Sporting Goods. Groceries are available at WinCo Foods on Lancaster Drive.
Teeing off, casting a line and pick-up sports in Meadowlawn
Meadowlawn Golf Course makes up much of the neighborhood, with tree-lined fairways winding between the homes. The course has just nine holes and a par of 32. It is open to the public but also offers annual memberships for those who plan on playing frequently. It also has men’s and women’s clubs and has occasional tournaments. Cascades Gateway Park is a large city park just south of the neighborhood. At over 100 acres, this green space has plenty of room for walking on its natural and developed trails or fishing in the lake. Plus, it has an 18-hole disc golf course. Geer Community Park is north of the neighborhood and has two baseball fields, two soccer fields and a bike park.
Established homes in a southeast Salem neighborhood
Meadowlawn is mostly made up of ranch-style houses from the 1970s to 1990s, with some cottages also available. Houses are typically set on wide suburban streets with mature trees providing plenty of shade. Driveways and built-in garages are common, and most streets have sidewalks. Homes usually cost between $300,000 and $560,000. The neighborhood is also home to Meadowlawn Apartments, a 55+ community with amenities like a clubhouse, swimming pool and dog park. Buyers should know there is a risk of flooding in some areas in the southern part of the neighborhood. In addition, the neighborhood has a CAP crime score of 7 out of 10 for motor vehicle theft, which is higher than the national average of 4.
Salem-Keizer Schools prepare Meadowlawn students for the future
Four Corners Elementary School and Houck Middle School each serve the neighborhood and get C-minus ratings from Niche. South Salem High School receives a B-plus and serves approximately 2,200 students. The school has successful extracurricular programs, winning multiple state championships in choir, band, orchestra and several sports. Students can take dual credit courses through partnerships with Western Oregon University, Oregon Tech and Chemeketa Community College.
Connected to all corners of Salem
Interstate 5 and Oregon Route 22 offer convenient ways to commute around Salem. State Street is another thoroughfare, providing a 4-mile route to downtown Salem or a 3.5-mile drive to Salem Hospital. The Salem-Willamette Valley Airport is nearby, offering limited commercial flights to Los Angeles and Las Vegas. The nearby highways and airport contribute to high noise levels within the neighborhood. For those who prefer public transportation, routes 4 and 11 of the Cherriots bus system serve the area, offering access to downtown, Chemeketa Community College and the nearby city of Keizer.
