Housing includes ranch styles and split levels dating back to the mid-20th century. The area also has several subdivisions with early 2000s New Traditional homes. Contemporary houses built within the last decade are in Hunter’s Crest at Aydelotte Farms, while Sassafras Meadows is a new-construction townhouse community. Some stand-alone properties are working farms with corn and soybean crops. Though nearly half of residents are renters, the median sale price here is around $250,000, which is less than the national median. Larger homes with significant acreage may cost between $500,000 and $700,000. North Salisbury’s CAP Index Crime Score is 5 out of 10, slightly higher than the national average of 4. Wicomico River creeks flow through the area, and homes closest to these waterways may be in flood zones.Locals can shop at big-box stores along Route 13
Route 13 is a major commercial corridor with chain restaurants, shopping centers and big-box stores like Target and Walmart Supercenter. The Centre at Salisbury has a movie theater and over 60 retailers, including Dick’s Sporting Goods and Burlington. But with numerous anchor stores closing within the last five years, the indoor mall isn’t as popular as it used to be. “Most of us consider this a dying mall,” Campbell says. “I know so many people who haven’t even stepped foot in there since the early 2000s.” Other retail and office spaces being built along the highway include the Westwood Commerce Park, which is projected to open by the fall of 2025. Seasonal produce, homemade jams and plants stock the shelves at Oakley’s Farm Market, one of many year-round farm stands in the area.Public schools and private schools are in the area
Wicomico County Public Schools serve North Salisbury. Many students can attend prekindergarten through second grade at Beaver Run Elementary, which gets a B-plus from Niche. They may continue to C-plus-rated East Salisbury Elementary before going to Salisbury Middle and Wicomico High, both earning B-minuses. A few private prekindergarten through 12th grade schools are in the area. Faith Baptist School and Salisbury Christian School get B-pluses, while The Salisbury School earns an A-plus. Wor-Wic Community College offers certification and associate degree programs in fields like medicine, business and criminal justice.Major employers in the area include Perdue Farms
Perdue Farms is a poultry processing company with several facilities in North Salisbury. There’s an innovation center and a soybean processing plant, which is currently under investigation for using chemicals that harm groundwater and cause air pollution. The Wicomico County Department of Health continuously tests the area’s drinking water to ensure its safety. Perdue’s corporate headquarters is across the street from Perdue Stadium, home of the Delmarva Shorebirds Minor League Baseball team. “They’re the only professional sports team in the city,” Campbell says. “The games are so exciting and well-attended that you’d think it's an MLB team.” An Amazon distribution center is currently under construction in North Salisbury. North Salisbury is home to several neighborhood green spaces with playgrounds, like Billy Gene Jackson Sr. Park. Little League teams and youth soccer leagues play at the Henry S. Parker Athletic Complex. The 381-acre WinterPlace Park has more sports facilities, including tennis and pickleball courts. Horses gallop across the park’s equestrian center, which has stables and training arenas. Leonard’s Mill Park surrounds a pond where locals can boat and fish for largemouth bass and bluegill. The Wicomico County Parks Department plans to build a dog park on the waterfront green space, but an opening date hasn't been announced yet.Route 13 reaches downtown Salisbury
Though some subdivisions have sidewalks, this is a car-dependent community. Route 13 leads directly to downtown Salisbury, which is about 15 miles or less from most parts of North Salisbury. The city center is home to seafood restaurants, cozy bars and the TidalHealth Peninsula Regional hospital. Shore Transit operate bus routes around the area. Ocean City and Assateague Island National Seashore are about a 30-mile drive east on U.S. Route 50, which Campell warns is often traffic-heavy. “I avoid driving on Route 50 at all costs during the summer,” Campbell says. “It just gets absolutely packed when tourists drive to the beach.” Salisbury Regional Airport, near the area’s southeastern corner, offers daily flights to Charlotte and Philadelphia.
