Streets are lined with mature trees and residential pockets sit between lush green spaces in Salmon Creek, a north Vancouver suburban city. Located in Clark County near the Columbia River, the area is known for its trails and parks, most notably the Salmon Creek Greenway, which runs through its center. “One of the biggest appeals of Salmon Creek is its proximity to downtown Portland and the Vancouver waterfront,” says Nycole Peraza-LaFave, a Realtor with Keller Williams Realty Premier Partners who has lived in the area for 25 years. “With Interstate 5, you can get to almost anywhere in the city within a 20-minute drive.”
The population is 20,300, according to the 2022 United States Census Bureau. The county’s largest industries are healthcare and education and with almost 5,000 employees, PeaceHealth is the area’s largest employer.

Evergreen-shaded residential streets
Most of the houses in Salmon Creek were built between the 1980s and early 2000s, with some dating back to the late 1960s. Split levels and ranch-style homes sit on lots shaded by tall evergreen trees in the Blueberry Hill neighborhood, while modern traditional houses and craftsman-style homes can be found in neighborhoods like Sherwood Hollow and Hansen Meadows. The median price is $542,000, which is slightly lower than the Clark County median, according to the National Association of Realtors. “It’s more affordable than other similar communities closer to downtown Portland,” says Peraza-LaFave. “And a lot of people have moved to the north side of the Columbia River in recent years to avoid Oregon’s 9% employment tax.”

Salmon Creek has no shortage of neighborhood parks and public greenspaces, with a recreation area within walking distance of most homes. The Salmon Creek Greenway Trail runs alongside its namesake tributary, past ponds and through wooded groves for around 3 miles. “You can get to the Vancouver Waterfront in about 10 minutes, which is a really beautiful place for rollerblading, biking or just grabbing a meal,” Peraza-LaFave says. Salmon Creek Regional Park is a popular spot in the summer months, with a beach. Additionally, Vancouver Lake Regional Park lies just southwest of Salmon Creek and is popular among kayakers and rowers.

Programs at Three Creeks Community Library
Local families are served by Vancouver Public Schools, which earns a B grade from Niche. Most students attend either Skyview High School or Columbia River High School, which receive B-plus and A-minus grades, respectively. Washington State University’s Vancouver campus lies around 2 miles northeast of Salmon Creek and has a student body of roughly 3,000. The university offers 27 bachelor’s programs and seven master’s programs.
Three Creeks Community Library is on Tenney Road and hosts a variety of community programs including story times, craft workshops and tabletop game nights.

Convenient nearby stores and proximity to downtown Portland shopping
Salmon Creek is home to six major grocery stores and dozens of eateries, from fast food chains and burger spots to coffee shops and a brewery. More big-box shopping options and restaurants lie just south in Hazel Dell. Downtown Portland is around 15 miles south and is known for its seafood establishments, coffee shops and vintage boutiques and stores.

C-TRAN bus routes and easy access to I-5
Bus stops line 99th Street and 21st Avenue, with over 20 routes across Clark County, operated by C-TRAN. There is access to Interstate 5 from two points in Salmon Creek which can be taken around 7 miles south to downtown Vancouver or roughly 15 miles south to downtown Portland. The Portland International Airport is about a 16-mile drive southeast.
