Living in San Angelo's industrial and residential Paulann

Situated at the northeast tip of San Angelo, where U.S. Route 67 branches off in the direction of Dallas, Paulann is a community partly comprised of industry and partly made up of residences. The unoccupied northern portion of Paulann includes warehouses and stockyards for both cattle and cargo trains. “San Angelo was founded as a long-time ranching community,” says Ray McKim, a professional landman who has lived in the city for 40 years. This industrial area is also home to the San Angelo Landfill, as well as the county jail. The southern portion has a few retailers, but the majority of this half is residential. In this more inhabited area is PaulAnn Church, a popular and well-attended namesake Christian-faith church where thousands of members worship.

Highway access to U.S. Route 277 and U.S. Route 67

Traffic cuts through Paulann, as U.S. Route 277 converges with U.S. Route 67 on the east side of the community. State Loop 306 filters into this merger as well. Concho Valley Transit services the area, with six fixed bus routes that include routes for Angelo State University and for Goodfellow Air Force Base.

Old and new ranch-style homes and bungalows

Wide, flat residential roads lead to a variety of ranch-style homes built between the 1950s and 2025. Quaint styles might feature Craftsman exterior influences and decorative stone facades, while others have vinyl or original brick. These smaller one-floor sizes range from almost 1,000 square feet to about 1,350 square feet, and price tags generally run from $115,000 to $190,000. Newer and more spacious bungalows and rambling ranch-styles built in 2025 usually feature attached garages, and many sit on upwards of a half-acre. Sizes range from 1,200 to 2,000 square feet, and prices typically stay between $220,000 and $430,000.

San Angelo public schools and higher education options

The San Angelo Independent School District, which receives a B from Niche, serves the community. Students can begin at Holiman Elementary School, which receives a C-plus. They can then progress to Lone Star Middle School, which has a B-minus, and then to Central High School, which holds a B-plus. Long Star Middle is a Purple Star campus, as it provides special programs to help military families adjust to new schools. The high school has an Air Force Junior ROTC program that allows student cadets to visit the nearby Goodfellow Air Force Base to experience field training exercises and simulations.

Higher education can continue at Howard Community College, which is located in Paulann. The public community college offers career-technical courses in partnership with the local public schools and with Angelo State University. The university, about 7 miles from the neighborhood, has been designated as both a Hispanic Serving Institution by the U.S. Department of Education and a Military Friendly School by G.I. Jobs since 2010. The institution is popular for its business and health courses of study.

Local outings to Producers Park and Quicksand Golf Course

Centrally located in Paulann, Producers Park is a nearly 23-acre park with two accessible playgrounds for different age groups, a half-mile trail and athletic facilities. On the other side of U.S. Route 277, Bell Park is a small pocket park with basketball courts, small play structures and a paved walking trail. Nearby, Quicksand Golf Course is a public course with 18 holes. And next to the course is the St. John’s Campus of Shannon Medical Center. This branch of the general hospital, located just west, specializes in Behavioral Health.

A few eateries on Pulliam and fresh meat at Stockman’s

Paulann’s south side offers storefronts and eateries along Pulliam Street. The Sausage Shack food trailer is popular for takeout hoagies and German sausage dishes. Dun Bar East Restaurant is an old school diner-style spot with Southern comfort food like chicken fried steak. Little Angel’s serves both American and Mexican breakfast and lunch. Away from the retail on Pulliam Street, Stockman’s Restaurant specializes in steak and brisket. The restaurant is attached to a stockyard, so the cattle are actually on-site. There are a few small convenience stores and Dollar Generals throughout the neighborhood for groceries or quick errands.

The annual San Angelo Stock Show and Rodeo

About 5 miles west of Paulann, the two-week San Angelo Stock Show and Rodeo is held at the local fairgrounds each spring. “It’s the biggest in town. The stock show, rodeo and carnival used to all be at the same time. But five years ago, they split the rodeo off from the rest of the event,” says Carl White, Director of Park and Recreation. “Picture a regional state fair, but you have people of all ages raising cattle and sheep. And there are people from all walks of life selling their goods and crafts.” The carnival portion includes games, rides and food, while the rodeo portion is known to introduce new or lesser-known cowboys. Additionally, the stock show provides different scholarships for youth participants.
