It’s really just a few minutes away,” says Realtor Marie Crabb of Exquisite Properties, a longtime San Antonio resident who has worked in real estate for more than a decade. “The neighborhood is centered around a nice park, and they’ve got an active neighborhood association.”

Ranch-style homes with modest yards

The neighborhood’s residential streets are filled with modest bungalows, ranch homes and cottages that typically feature two to three bedrooms, small front and back yards and driveways with covered carports. Bungalows built in distinct Craftsman styles can also be found here with wide porches, thick columns and exposed beams. Homes in need of improvements can sell for around $170,000 while those that have been renovated can sell for upwards of $300,000. The median home price is around $200,000. For a smaller, more affordable option, there's Artisan at Creekside, a large, three-story apartment complex.

Collins Garden Park is a linear park that stretches for 5 city blocks from Nogalitos Street to Academic Court. Dining along Nogalitos Street

Grocery shopping is available within Collins Gardens at H-E-B grocery store, a major Texas-based chain which also has a pharmacy inside. There are several restaurants along Nogalitos Street, including Rosa’s Tacos To Go, where residents can pick up tacos on hand-rolled tortillas, and Tony’s Tacos To Go, a local favorite for fresh barbacoa. Also nearby is Viva Vegeria, a vegan, gluten-free Tex-Mex restaurant that has appeared on numerous best-of lists for vegan fare. About 5 miles south along Interstate 35, residents can shop for the essentials and home goods at big box stores like The Home Depot, Walmart, Target and Sam’s Club.

Arts clubs at Collins Garden Elementary

Commuters have it easy in Collins Gardens – the neighborhood sits just northwest of the intersection of Interstate 10 and Interstate 35.
