In contrast to surrounding master-planned subdivisions full of new builds, Rolling Oaks Estates is a much more established neighborhood with meandering roads and homes that date back to the late 1980s. “Right now, there’s a lot of new construction going on in this area, so I think what draws people to this neighborhood is that they’re attracted to an older home that has a decent-sized lot,” says Cynthia Parsons, a local Realtor with Cynthia Parsons Realty Group at Keller Williams City View. “Lots in newer communities are often small half-acre lots that don’t offer much privacy, but in Rolling Oaks Estates, lots can be anywhere from 1 to 2.5 acres. And the housing styles are all custom, so you won’t get a cookie-cutter home.” Despite the large lots and countryside atmosphere, residents here still have some proximity to some shopping and dining amenities and major highways like the Loop 1604 beltway. Downtown San Antonio is approximately 24 miles away and home to campuses for prominent employers like USAA and the U.S. Air Force. “Besides being a military city, San Antonio also has a huge medical and healthcare district,” Parsons notes. Common architectural features on homes here include brick and stone facades, covered verandas and protruding dormer windows. Landscaping also varies between properties; some lots have been almost entirely cleared of foliage, while others have layers of oak and elm trees that shroud homes in a dense, leafy canopy. Parsons recalls her experience selling a lot in the neighborhood: “It really feels like you’re out in the countryside," she says. Many properties and lots are fully or partially enclosed by gating. Most homes in Rolling Oaks Estates range from approximately $450,000 to $800,000, but some newer builds can cost more than $900,000.
