Rolling Oaks Estates
Traditional-style homes from the 1990s on large lots
Homes in Rolling Oaks Estates have custom designs and run the gamut of architectural styles; as residents drive down the neighborhood’s quiet, winding streets, they’ll notice that no two homes look exactly alike. “There’s no HOA, so people who don’t want to be told what they can and can’t do on their property are often interested in this area,” Parsons says. Common architectural features on homes here include brick and stone facades, covered verandas and protruding dormer windows. Landscaping also varies between properties; some lots have been almost entirely cleared of foliage, while others have layers of oak and elm trees that shroud homes in a dense, leafy canopy. Parsons recalls her experience selling a lot in the neighborhood: “It really feels like you’re out in the countryside," she says. Many properties and lots are fully or partially enclosed by gating. Most homes in Rolling Oaks Estates range from approximately $450,000 to $800,000, but some newer builds can cost more than $900,000.Northside Independent School District serves students
Rolling Oaks Estates is zoned for San Antonio’s Northside Independent School District, which receives an overall B-plus rating from Niche. Edmund Lieck Elementary School serves prekindergarten through fifth-grade students and is rated B. Older students can then attend Dr. Joe J. Bernal Middle School, rated B-plus, and later on, the B-rated William J. Brennan High School. In addition to career and technical education offerings, students at Brennan High can also enroll in programs like Advanced Placement, dual credit with the Northwest Vista Community College and OnRamps, a dual-enrollment opportunity with the University of Texas at Austin.Proximity to community and state parks
Rolling Oaks Estates lacks sidewalks and community parks, so instead, residents use the neighborhood’s network of wide, low-traffic streets for activities like dog walking and jogging. “It’s the surrounding subdivisions that have parks with playgrounds and other amenities,” Parsons says. “There’s also an equestrian center fairly close to that area and some golf courses around.” The nearby Langley Elementary and Dr. Joe J. Bernal Middle School campuses have a few athletic facilities, including a running track, a four-court tennis complex and several basketball courts. Within a 15-minute drive of the neighborhood are two golf courses: Briggs Ranch Golf Club – a private, members-only establishment – and the Golf Club of Texas San Antonio, which is open to the public. Twelve miles away, Government Canyon State Natural Area is a sprawling park with over 40 miles of hiking, biking and horseback riding trails.Everyday shopping and dining needs are close to Rolling Oaks Estates
The closest available shopping and dining options to Rolling Oaks Estates are along the Potranco Road corridor, a busy thoroughfare bordering the neighborhood’s southern end. “There’s not a ton of shopping and dining in this area, but there are some,” Parsons says. “There’s been a lot of construction with new developments going up, and I think once construction is done, more shopping options will open up around here.” Residents can grab a quick meal at several national and regional chain eateries or pick up groceries and other everyday necessities at an H-E-B supermarket. Walgreens and CVS both have pharmacies and sell a range of household items. Less than 4 miles east down Potranco Road is a larger commercial area with big box retailers like Walmart Supercenter, Costco Wholesale and a joint T.J. Maxx and HomeGoods department store. Across the street from Rolling Oaks Estates is The Yard @ 1224, a casual neighborhood bar and grill with ample outdoor seating and a menu full of American cuisine staples like wings, cheeseburgers and hot dogs.SeaWorld, Six Flags and Fiesta San Antonio
Rolling Oaks Estates has proximity to several of San Antonio’s top entertainment destinations, including SeaWorld, a marine-themed amusement park only a few miles from the neighborhood. Roughly 19 miles up the Loop 1604 beltway is Six Flags Fiesta Texas, another popular theme park. When it comes to major annual events, Fiesta San Antonio has been a defining city-wide celebration since it first took place in 1891. Fiesta kicks off in late April and spans days full of themed parades, mini-festivities like A Night in Old San Antonio and community events hosted by local businesses. “Fiesta San Antonio goes on for a couple of weeks, so it’s like our Mardi Gras,” Parsons says. She also notes that nonprofits and other community organizations are a large part of Fiesta. At events like Pin Pandemonium, she says these groups make pins visually representing their organization; people can then buy these pins and will often collect them or trade them with others.Car-dependent area 24 miles from downtown outside Loop 1604
Major metropolitan thoroughfares box in Rolling Oaks Estates on three sides: State Highway 211 to the west, Loop 1604 to the east and U.S. Route 90 to the south. Loop 1604 is a complete beltway encircling San Antonio’s far outskirts. Highway 211 travels north-south through a more rural area and passes by numerous outdoor recreation spots. Commuters can hop onto Route 90 East to get to downtown San Antonio, roughly 24 miles away. This area is extremely car-dependent and located more than 4 miles from the nearest VIA Metropolitan Transit bus station. San Antonio International Airport is a 22-mile drive away. Residents can drive to the Westover Hills Baptist Hospital and its 24-hour emergency department in an estimated 15 minutes.
